Hi there! We can't wait to host you during your stay! However, we do have to enforce some rules for the safety of our home and our lovely neighbors who we work diligently not to disturb.

1. All local Sarasota residents must communicate with the host BEFORE booking.
2. The occupancy limit for this property is the same number of guests as your reservation at all times. Violation of this could lead to the immediate removal of all guests without refund.
3. No parties, no loud music, no boisterous behavior.
4. Renters will respect and follow all rules as outlined in the House Rules Section.
5. Smoking is strictly prohibited and will result in an immediate $200/day penalty fee. ($200 for every day of the rental period).
6. If you have not been given approval for a late checkout there will be a penalty fee of $100 starting during the first half hour and $100/hr after that.
7. We love your furry friends! A fee of $150 per dog must be paid BEFORE the guest arrival date. There is a max of 2 dogs on the property and a max weight of 50 lbs. per dog. Sorry, but no cats or exotic animals are allowed in the home. If evidence of an unapproved (or unpaid for) pet is located on the property, there will be a $400 non-refundable fine. Please clean up after your pet in the yard (bring your own doggy waste bags) and in the home. Additionally, any pet brought to the property must not be left unattended in the home. If they are left at the property alone, they will need to be kept in a pet crate.
8. Swim/soak at your own risk in the pool. Owners and property managers will not be held responsible for any accidents that may occur at the home. This property is equipped with pool heat. Heat is turned on from November 21st through April 1st and is included with your stay at no extra costs. The FL sunshine does an incredible job at warming the pool for stays outside of these dates. Any request for pool heat outside of these dates will be considered individually and will incur an extra fee of $25 a day with a minimum of 5 days.
9. No furniture is to be put in the swimming pool.
10. If by your fault of breaking any house rules, a scheduling conflict is caused with another guest, you may be charged the amount owing a discount or refund of said guest.
11. Repeated infractions of the house rules can result in dispatching our security team for immediate eviction with no refund. This will result in a $500 penalty additional to any applicable fees.
12. Items left at the home will require a $25 fee to ship in addition to the cost of shipment.
13. Booking your reservation is your confirmation that you have read and fully agree to the house rules.
