Please treat our home as you would your own. We reserve the right to ask guests that do not adhere to the following house rules to vacate the premises immediately, without a refund:

1. Respect our quiet and peaceful neighborhood. Quiet hours are from 10pm-7am, but excessive noise and loud music are not permitted at any time of day. Noise detecting software is utilized at the home (we can't hear what you are saying but it detects the level of noise). Noise complaints from our neighbors and/or excessive noise picked up on the noise monitor may result in immediate cancellation without refund.

2. Absolutely no parties or events. No overnight guests not included on the original reservation without prior approval by host. Guest count at any time is not to exceed the house maximum (9) without prior approval by host. Number of cars parked at the home is not to exceed 3 without prior approval by host. There is a Ring Doorbell facing the front entrance and driveway to the home. There is a security camera facing the pool equipment on the side of the house. These are motion activated and record video only; audio recording is turned off. The doorbell allows live two-way talk with someone at the door.

3. As this is a private home, guests are responsible for taking out the trash and recycling. We utilize a service to take bins to the curb and bring them back to the house but require guests to remove waste from the home before the trash/recycling collection day and at checkout. Trash and recycling are collected Tuesdays. All garbage should be bagged. Recycling is co-mingled and does not need to be sorted by type.

4. The following guidelines are in place to accommodate pet owners, while keeping our home clean and in good condition. The pet fee for this home is $175 per dog. Dogs must be disclosed at time of booking and included in the reservation. Failure to include pet in reservation will result in a $300 charge per dog. By bringing a pet to the property, you agree to pay the pet fee and the following conditions:

• Dog is up-to-date with all shots and vaccines.
• Clean up all pet waste promptly, sweep up pet hair, and keep their pet off the furniture.
• Dog will be leashed at all times when outdoors and will not be allowed in the swimming pool.
• Additional pet damage or cleaning will be billed through the resolution center.
• Release host of any responsibility for dog's behavior, health, or injury to persons.

5. Do not interfere with scheduled services and maintenance to the home. Lawn service typically comes on Monday afternoons, and the pool is cleaned on Wednesday mornings, but both may reschedule without notice. The pool cleaner lets himself into the lanai. Please allow them to do their job, or you will be billed for additional services. We will do our best to provide 24 hour notice to guests if other service calls or maintenance visits are needed during your stay.

6. No smoking or vaping inside. Evidence of smoking or vaping inside the house will result in an additional $500 cleaning fee.

7. No refunds will be provided for sightings of tropical wildlife or bugs. We utilize a regularly scheduled pest control service but ants, insects, and animals are part of life in Florida, and occasionally something may sneak into the home. You can do your part by ensuring that windows and doors remain closed, not eating in the bedrooms, and cleaning up food and dishes promptly.

8. Late checkout: Late checkout is typically not possible, as our cleaners require we provide them the entire time between guests to get the home ready. Guests with a non approved late check out will be charged $75 per 30 minute increment after 10:00am, plus additional charge if it results in canceling of incoming cleaners/guests.

9. The primary renter must be 23 years or older. No one under the age of 21 will be permitted on the property without a parent or legal guardian present unless previously agreed upon in writing. Violation is grounds for removal from property without refund. The host reserves the right to request full names and photo identification of each guest staying at or visiting the property.

10. Please review our cancellation policy at time of booking. Purchasing travel insurance is recommended, as we are unable to provide refunds outside of the cancellation window, but will provide any requested documentation to your trip insurance provider if you are unable to travel. Please note: Hurricane season is from June 1-November 30. Airbnb does NOT consider hurricanes as an extenuating circumstance as they state they are “foreseeable”, and therefore the host’s cancellation policy will apply. We strongly urge guests to purchase travel insurance with weather related protection, either through Airbnb or otherwise, to protect your investment in case of unexpected changes in plans, and is especially important during the above dates.

POOL RULES:

1. Swim at your own risk. Swimming is inherently dangerous and host is not responsible for accidents, injury, or death. Never swim alone or under the influence of alcohol/other substances.
2. Children and pets should never be left unattended in or around the pool area. A pool safety fence is available for guests to use. Setting this up and ensuring gates are latched remain the responsibility of the guest. Please contact us in advance if you require assistance setting up the fence. If the fence is set up when you arrive, you are responsible for checking that it is secure and that the gates are latched. Safety features are provided for guest convenience and are not a substitute for adult supervision of children in or near the pool or the home.
3. Absolutely NO GLASS allowed in the pool or pool deck. We provide a variety of plastic glasses, dishes, and travel mugs for you to use. Evidence of glass in or around the pool area will result in a $1000 fine, as the pool will need to be drained and cleaned to ensure the safety of our future guests. Loss of income due to this scenario will be billed to responsible guest.
4. No eating or smoking in the pool.
5. No running, jumping, diving, or rough play in or around the pool area.
6. Do not remove furniture or pool equipment from the pool area.
7. Do not tamper or play with pool equipment, filters, chemicals, etc.
