In order to complete your reservation, you must sign the rental agreement within the first 72 hours of booking or prior to check in, whichever comes sooner. Please note, our regular cancellation policy still applies. By making the booking, you're agreeing to sign the agreement. By booking, you authorize Awaysis Rentals, LLC to send text messages and emails with details regarding your reservation information and other offers. Message/data rates may apply. Consent is not a condition of purchase. Please throw out trash in the trash bin or hotel bin. Please put dishes in the dishwasher. Please turn AC up to 78 when you depart. All amenities outside of the unit are managed by the resort. This includes, but is not limited to, the grills, the pool, the hot tub, the fitness center, and the parking lot. We DO NOT guarantee the availability or cleanliness of any of these amenities. The resort, at their discretion, make close down any amenity at any time and that is not our responsibility. Therefore we do not issue refunds due to an amenity closure or for the state of an amenity, though we'll do our best always to help you out. ✔ Fees:

• Cleaning fee (maintenance and housekeeping)
• Service fee helps cover the cost of secure transactions, product development, and 24/7 customer service.
• All the amenities outside of the unit (pool, grills, gym, convenience store, laundry, etc.) and the internet/Wi-Fi are managed by the resort. Therefore, we do not guarantee nor are we responsible for their cleanliness or availability. The resort fee usually covers the cost of providing certain amenities to guests, such as access to the pool or fitness center, Wi-Fi, toiletries, and other property maintenance costs. -Taxes such as VAT, city and sales tax. -PAYMENT PROCESSING FEE. ALL TRANSACTIONS, including refunds, will incur a 3.7% processing fee applied by our payment processor; this fee is not refundable.

• Please note that the fees may or may not yet be included in the total when you book on third party platforms. We have the right to collect these fees separately if they are not reflected in the initial booking total. ✔ MINIMUM AGE: The booking guest must be at least 23 years of age to check in. Security will request an ID upon arrival. ✔ CHECKOUT/CHECK-IN PROCESS. Unless otherwise stated in the listing, all check-in times are 4PM EST and checkout times are 11AM EST. Unauthorized late checkouts or early check-ins will result in a charge of $35 for every 30 minutes (rounded up). Ex. if you have not left by 11:45AM you will be charged $70. Depending on availability and subject to the team's approval, you can request for an early check in or late checkout. For early check-in and late checkout requests, the fee is $20 every hour must be approved in advance and paid before check-in/checkout. ✔ PETS Pets must be reported in advance and in writing to the Manager. Pets must be leashed when outside or in a fenced-in backyard especially when the property is shared with other guests. Guests can bring up to 2 pets. You must notify us in advance. Pet fee: $125 per pet, per stay (unless otherwise stated in the listing). Weight limit: Pets must not exceed 50 lbs. Unauthorized pets: $250 penalty per pet and possible cancellation of the remainder of the reservation without a refund. Service animals: Stay free of charge. Manager reserves the right to remove any pet for inappropriate behavior. Cleanliness: Guests must pick up after their pets. A $50 penalty applies if pet waste is left on the property. ✔ SMOKING No smoking is allowed inside any of our rentals. If cleaning determines that smoking has taken place, whether by observation or smell, we reserve the right to charge a $250 penalty. If smoking is observed during the course of an active reservation, we reserve the right to cancel the stay without any refund and charge a $250 penalty. ✔ Waterview pool and hot tub on-site (Hours of Operation: from sunrise to sunset ✔ WEAPONS Unless requested and approved in advance in writing, we do NOT ALLOW any lethal weapons on our properties. A violation of this rule will result in immediate removal from the property along with no refund and a penalty of $250. If you do receive permission from us, the weapon must be licensed and safely secured at all times.. ✔ LOCKOUTS. In the case of a lockout (except in the case of a lock dying due to batteries) we reserve the right to charge a $125 fee for helping gain re-entry. If the lockout is outside regular business hours (Mon – Fri, 8 AM - 8 PM) the fee will be $200. ✔ ITEMS LEFT BEHIND. If any personal items have been left by the Guest, it is the responsibility of the Guest to pay a $15 service fee and all costs from the packaging and shipping of those items should the Guest request the items be returned to them. We do not accept responsibility for any loss or damage of items that may occur once the item is left and the guest has departed. ✔ We reserve the sole right to permit date changes when they're requested outside of the window for a full refund. If permitted, there will be a "date change fee". The fee will be equal to 10% of the total reservation cost (including fees and taxes) or $100, whichever is lower. However the fee will not be less than $35. This will only apply to stays of 5 nights or less. Anything longer will be subject to different fees and restrictions when permitted. ✔ PARTIES. We DO NOT allow parties, events, or social gatherings of any size or any time of the day. Our external security cameras can monitor occupancy, and a violation of these rules can result in the cancellation of the remainder of your stay without any refund and an additional penalty of up to $500 determined at our sole discretion. NOISE POLICY: Please note that weekday daytime noise (Monday to Friday, 8 AM - 6 PM) is possible due to neighbors’ projects or renovations and other activities, which are unpredictable and beyond our control. While we do our best to inform guests of potential noise in advance, we cannot guarantee a noise-free environment and do not issue refunds for such disturbances. Thank you for your understanding. A/C Instructions: Please keep the thermostat set to “AUTO” mode and do not set the temperature lower than 71°F to prevent system issues. The resort fee is a damage waiver that covers up to $500 in damages during your stay (excluding linens, towels, and small decorative items). This is instead of having to pay a damage deposit of $500 and have a credit card on file. Guest may still be liable for damages beyond $500 or those not covered by the waiver. ITEMS LEFT BEHIND. If a guest leaves personal items behind and requests their return, they are responsible for a $35 service fee plus packaging and shipping costs. We are not responsible for any loss or damage to left items once the guest has departed.
