Thanks for booking with us. We look forward to hosting you. We ask that all guests please read and review our house rules below. A booking is a confirmation that you have read and agree to our house rules, and ensures that we're all on the same page :)

House Rules The following rules are to protect our property and ensure a comfortable, predictable stay for all of our guests. It is Airbnb's rule that by confirming a booking it means you agree to all of the host's rules and the fees they carry if they are broken.

Pets Policy Dogs require an additional $200 non refundable fee which is required for a full deep cleaning of the house. This provides a comfortable experience for the next guest. No cats are allowed in our units and will be subject to a $500 fine. Any pets found to be in the house without our knowledge will be subject to a $500 fine. The pet fees outlined here are subject per pet.

Parties, Smoking, Noise We have a zero-tolerance policy and do not allow any smoking, parties, loud music, or disturbances. Any instance of breaking these rules can result in your booking being immediately canceled. Security will be summoned and $250 fine will be charged for the use of our security team for any noise complaints that require intervention. We use surveillance technology in the way of cameras in the common areas and exterior of the building, we will use this to verify that rules are not broken. There are no cameras inside the house.

Quiet Hours Quiet hours are after 10pm. Please respect your neighbors. If a neighbor is disturbing you after hours, please confirm which unit the noise is coming from and reach out to us. We will do our best to communicate with the tenant and can also send our security team to help. We can not guarantee that the noise is one of our guests, so we may not be able to remedy, but will always try.

Families, Children, Toddlers, and Infants We welcome all families to stay with us and are happy to host those with younger children. While our units are kid-friendly, they are not child proof and do not include or guarantee the following: -Removable safety gates for any stairs -Cordless window blinds -Secured storage for all household cleaning products, liquid laundry packets, and chemicals -Stoves, cookers, kettles, and other things with safety risks that have children's locks, or placed out of reach for children -Mounted flat panel TVs on walls or low, stable pieces of furniture for heavier TVs -Brackets, braces, or walls traps to secure unstable and top-heavy furniture -Water heaters set to no higher than 120 degrees Fahrenheit By booking a reservation with us, you agree to accept any of the risks associated with the above items.

TV Services The unit is equipped with a Chromecast and/or Amazon Fire TV or other smart tv device and will require guests to sign into their own app accounts. It is the guests responsibility to sign out of their accounts prior to check-out to maintain the integrity of your account. We do not provide cable TV.

Noise As with all city housing there is the possibility of noise from neighbors, traffic, construction, building mechanicals, or passerbys. This house is located in what is usually considered downtown St Petersburg. We may provide white noise machines or earplugs, but will not refund a stay for noise complaints.

Additional Guest Each guest that enters the house over the number of guests shown in your booking is subject to a fee per person per night. We define a guest as anyone who enters the house. Please keep this in mind when planning your trip. Most times, if a guest asks for permission for an extra guest or two we waive these fees, just ask us. The fee is $100/person per night. This is meant to curb parties and other loud gatherings which helps us to provide a quiet environment for all guests. If you have a special request, just ask.

Parking Two parking spots are located on the pink parking pad behind the house in the alley. These are your designated parking spots. If you require additional parking, please reach out to us to see what other spots may be available during your stay. Additional parking is not always guaranteed, but we will do our best to accommodate. Please note that street parking is free overnight. However, during the day it is limited to two hours at a time, and tickets are issued regularly.

Condition of Home & Damages It is your responsibility as the guest to report any damage you find inside the home within the first 4 hours of check-in. We do thorough maintenance checks, but sometimes, we miss things. When this happens we will confirm that the damage was not your responsibility. However, if no damage is reported within the first 4 hours of the booking, and there is damage found at the end of your stay, the replacement and repair value will be the responsibility of the guest. By reporting some issues in the first 4 hours we can confirm the condition and free you of responsibility.

Bugs, Mosquitos, Vermin Since Airbnb's terms of service outline an unrealistic expectation for a Florida home, we have to include a secondary "Pests and Vermin" disclaimer. Our property grounds, (and realistically any property in the state of FL) may have mosquitos, red ants, black ants, no-seeums, fleas, or other small insects. We treat often for pest control, but we choose a natural approach that is less harmful to the wildlife of the surrounding areas. If you experience any issues with "vermin" or "pests" which are loosely defined by Airbnb as pretty much anything living that is not your pet, please contact us and provide us a reasonable amount of time to attempt to remedy the issue.

Early Check-in & Late Check-Out If you want to check in early or check out late, you must request the option at least 24 hours in advance. Our early check-in time is 2:00pm. Our late check-out time is 1:00pm. The cost for either of these is $100. If you are in the house after the check-out time, you will be assessed a $100 late-check-out fee for every hour beyond the check-out time. All ECI and LCO are subject to our approval and availability. We are not responsible for guest belongings after check-out time. Your items will be left in the hallway and our teams will clean the unit immediately.

Pre-check-out condition Ideally your dishes will be placed in the sink or in the dishwasher, if the unit has one. Our team will take pictures of your unit condition upon check-out. If there is excessive trash in the unit upon check-out we will charge an additional $100 deep clean fee. Other than that, don't worry about laundry, or stripping beds, or taking trash to the alley, we handle all of that.

Lost Items We are not responsible for any lost items left behind by guest, or items that were shipped to you during your stay. We do make every effort to return items to guests that are of high value, electronics, jewelry, etc. You will be required to pay for shipping for any items left behind.

Dispute Resolution and Review Remediation We ask that all guests give us a reasonable amount of time to fix any issue you should face. Prior to leaving negative reviews, we ask that you let us know about the issues you have faced. If complaints in reviews are mentioned in our house rules, disclaimers or listings, they are grounds for removal from the Airbnb platform.

Guest Booking Requirements & Verification Notice The reservation must be made by the primary guest who will be staying at the property. The booking guest is expected to be present for the duration of the stay unless prior written approval is given by the host before the reservation is confirmed. For reservations made by first-time guests or accounts with no prior reviews or booking history, the host may request an additional verification step and/or a refundable security deposit, depending on the circumstances. This will always be communicated and agreed upon prior to confirming the booking. Please contact the host before completing your reservation if any clarification is needed or if the booking situation differs from standard travel arrangements.

Florida Wildlife & Pest Disclaimer

One of the many things that makes Florida unique is its warm climate and beautiful natural surroundings. Because of this, insects and other wildlife are common throughout the state year-round.

While our property is professionally treated on a regular schedule by a licensed pest control company and we take every reasonable measure to minimize pests, it is impossible to completely eliminate insects in Florida. Guests may occasionally encounter common Florida wildlife such as ants, mosquitoes, flies, palmetto bugs, lizards, geckos, spiders, or other insects, especially if doors or windows are left open.

The presence of an occasional insect does not indicate a cleanliness issue or lack of pest control. We kindly ask guests to help minimize pests by keeping doors and windows closed, promptly disposing of food waste, and storing food properly.

Should you encounter an unusual pest issue during your stay, please notify us promptly so we can address it as quickly as possible. Refunds will not be issued for sightings of common Florida insects or wildlife that are naturally present in the environment despite regular preventative treatments.
