-Check-In/Check-Out Times: Check-in starts at 4:00 PM (CST). Check-out time is 11:00 AM (CST). No early check in or late check outs are allowed unless otherwise approved by the host. If a guest does not vacate the property by 11:00 AM on their scheduled day of departure, the fee for failing to vacate is $50.00 for the first half hour and $100.00 for each subsequent half hour that the guest fails to vacate the property.

-No Unapproved Pets Allowed: If this rule is violated, there will be an additional charge of $100 per night for the entire length of stay plus any additional cleaning fees that exceed this amount.

-Quiet hours: 10 PM - 8 AM

-Backyard - Please keep any music at a reasonable volume out of respect for our neighbors. Our “quiet hours” are 10:00 PM to 8:00 AM, however you are more than welcome to be out in the backyard after 10:00 PM, just please be mindful of noise and any music must be turned off during this time.

-Smoking: There is no smoking allowed anywhere on the property, inside or outside.

-No more than 6 guests on the property unless approved

-The Owners are not responsible for any accidents, injuries, deaths, illness, or property damage that may occur during Guests rental of the Property. The Owners are not responsible for the loss of personal belongings or valuables of the Guest or Guest's Invitees. Guest and Guest alone are solely responsible for any of the foregoing.

-The pool and hot tub do not have a lifeguard on duty and the guest or guest's invitees are responsible for the safe operation of these facilities and all persons using the pool during your stay. The use of the pool and hot tub are swim at your own risk. The additional fee to heat the hot tub is $5/hr.

-Guest shall keep the property and all furniture, furnishings, appliances, and supplied equipment clean and in good working order.

-Guest and Guest's Invitees shall only use the Property, appliances, and supplied equipment for their intended uses and in a safe and proper manner, and as to appliances and supplied equipment, in accordance with any manufacturer's directions.

-When finished with each use of any appliances or supplied equipment you shall promptly turn the item off, clean it, and store it in a proper manner.

-Water and Sewer/Septic: Do not flush anything other than toilet paper. No feminine products shall be flushed at any time. Remember that Texas is often in a water conservation mode and that in any event water costs the Owner money - do not excessively use water by letting it run when not being immediately used by Guest or an Invitee.
