House Rules Non-compliance with these rules may result in eviction and/or additional charges. Rental Agreement A rental agreement must be signed after booking. Security Hold A $500 refundable security hold is required for incidentals and damages. The hold will be processed prior to arrival and released after departure if no damages are reported. Instructions will be provided after booking. Check-In / Check-Out Check-in: 4:00 PM EST Check-out: 11:00 AM EST Maximum Occupancy Maximum occupancy is 2 guests total, in or on the property. This is not negotiable. Minimum Age Requirement The primary renter must be at least 25 years old and must remain at the property during the stay. The booking guest is responsible for all members of the party and any visitors. No Animals Animals are not permitted in Yonah Suite or on the property. Evidence of animals will result in additional cleaning fees. No Smoking This is a non-smoking property. Smoking is permitted outside only. Cigarette butts must be disposed of properly in the provided ashtrays. Evidence of indoor smoking will result in additional cleaning fees. Cameras Outdoor cameras monitor the entrance, driveway, and exterior areas for property protection. Tampering with cameras or disconnecting Wi-Fi may result in eviction. Housekeeping Linens and towels are provided, but daily maid service is not included. If there are any cleaning issues upon arrival, please notify us within 24 hours so we can address them. Parking Parking is limited to two regular-sized vehicles near the unit. Recreational vehicles are not permitted. Respect for Neighbors / No Parties Quiet hours are 10:00 PM – 10:00 AM outdoors. Parties or events are not permitted. TV / Internet Smart TVs are provided. Guests may log into their own streaming accounts but must log out before departure. Do not unplug or disconnect equipment. Internet service in mountain areas may occasionally experience interruptions. Plumbing Only toilet paper may be flushed. Do not flush wipes, paper towels, or feminine products. Firearms & Fireworks Firearms, fireworks, firecrackers, or explosives are not permitted on the property. Right of Entry Owners or caretakers may enter the property with notice to address maintenance issues, verify occupancy, or investigate disturbances. Repairs Please report maintenance issues immediately. Guests may be responsible for service calls resulting from misuse. Cleaning Before Departure Please leave the property in the same general condition as when you arrived. • Place used dishes in the dishwasher and start it before leaving. • Bag all trash and place it in the outside garbage cans. Safety Guests are responsible for their own safety and must exercise caution when using stairs, outdoor areas, or the fire pit. Accidents / Personal Property Owners are not responsible for accidents, injuries, or loss of personal belongings during your stay. Storms / Road Conditions No refunds are given for storms or road conditions unless there is a mandatory evacuation order. Wildlife The property is located in the mountains and wildlife may be present. Do not approach wildlife and keep food and trash secured. False Reservations Reservations made under false pretenses may result in eviction and forfeiture of payments. Eviction Policy Violation of these rules may result in immediate eviction and forfeiture of rental payments. General Terms If any section of the rental agreement is determined to be invalid or unenforceable, all other terms remain in effect. This agreement complies with all applicable federal, state, and local fair housing laws.
