All rules must be followed by the guest and all members of their party staying at the property.

*Minimum age to rent is 25 (Unless discussed with host and approved) *Quiet time is 10pm to 8am. We do not want to upset the neighbors, including permanent natural residents surrounding our property so please be respectful of this rule. *No illegal drugs of any kind or activities deemed illegal in the state the property is located *No unregistered guests or visitors allowed. *No parties *Please ensure children are supervised at all times For guests bringing their dogs 1.⁠ ⁠We are happy to host their pets with prior arrangement. Pets are not allowed on our furnishings or in the beds. 2.⁠ ⁠Guests are responsible for cleaning up after their dogs and disposing their waste accordingly. 3.⁠ ⁠No unapproved pets 4.⁠ ⁠Pet fee is $125 and must be paid prior to your stay. 5.⁠ ⁠Dogs ONLY- Limit of 2 dogs. 6.⁠ ⁠Dogs may NOT be left in the property alone unless crated.

*Guests are required to sign the Rental Agreement prior to start of the reservation.

**We love Edgewater Escape and love sharing it, in return we ask you to take care of the cabin and its contents. If something is broken or damaged, please let us know.

**The cabin is on septic. Only flush toilet paper and natural waste - all other products including "flushable" wipes, sanitary products, and everything else must be disposed of in the trash cans provided.

**To protect the septic and well systems, vehicles may only drive or park on the gravel-paved driveway. Damages will be billed to the guest.

**All guest must be included on reservation, e.g. If bringing 2 adults and 2 kids, then the kids must be noted at time of booking or reflected in the total guest count.

**Unauthorized Guest Fee of $200 per unauthorized person. Unauthorized Guest is anyone who was not included in the original reservation count.

**Absolutely no glass in or around the hot tub. Absolutely NO PETS in Hot Tub.

**Pet Fee is $125 with a max count of 2 pets per stay, and a weight limit of 60lbs or less per pet. Pets must be listed on reservation and disclosed at time of booking. Pets are not allowed to be left unattended in the home unless kenneled. We provide a single medium size kennel so if bringing more than one dog you will need to bring an extra kennel. If pets decide to swim in the creek, then guest will need to use supplied dog gray towels to dry them (we live in Georgia and GA Clay will stain and cannot be washed out).

**Unauthorized Pet Fee of $250 per unauthorized animal for length of stay, e.g. arrival with 2 unauthorized pets will result in $500 charge.

**We have 2 EXTERIOR security cameras. They look away from the house, one is a doorbell camera pointing toward the driveway and the other is pointed at the creek to ensure the safety of the property in the event of rising water. These cameras are for your safety and the monitoring of the property and may not be tampered with in any way. In the event of tampering the reservation will be cancelled without refund and the guest will be required to vacate.

**We do not allow parties of any kind out of respect to our neighbors. Please do not disturb our neighbors with loud music, unruly behavior, unlawful or unsafe behavior.

**Do not place loose trash in the outside trash bins. ALL TRASH MUST BE BAGGED. A $35 FEE WILL BE CHARGED IF THERE IS LOOSE TRASH LEFT IN THE BINS. The trash company will not empty the bins if there is loose trash in them. Thank you for understanding!

**Checkout time is 11AM, any late checkouts without prior approval within the AirBNB app will incur a $200 late checkout fee or the nightly rental rate, whichever is the lessor.
