We have a verification that will be sent to you to verify you prior to arrival as well as rental conditions to agree to. PLEASE NOTE: Your door code will be sent 4 hours prior to your check-in time but will NOT be activated until the verification is complete as well as signing the rental conditions, if you have not fulfilled these requirements by 7pm the night of check-in, we can not guarantee access to the property until the morning after and no refunds will be given. Full rules are located in the rental conditions you must sign before booking. Please let us know within 48 hours of booking if you have any questions or concerns as no refunds will be given after 48 hours of booking due to rental conditions. Please be aware that the Hot Tub will be shut down and drained from June to Labor day for safety purposes as the water can get to 110° or more in Arizona during the summer. If we fill it during this time, the hot tub automatically shuts down after its too hot as well. No refunds or discounts will be given if the hot tub is not in service due to the heat. Please be aware of the hot tub/jacuzzi rules posted near the hot tub outside. If you know you will be wanting to use the Hot tub or beach cruisers, please check on both as soon as you arrive in case of any issues, that way we can attend to them as soon as possible for your stay. If you brought a dog, please dont leave your dog in the backyard or allow them to use the turf for potty breaks. It will start to smell. Please do not allow them on the beds or couch. If there is an excessive amount of dog hair there will be a $50 cleaning fee at the end of the stay or if you do not clean up after your dog goes potty. If you would like to clean up after your pet the vacuum is in hallway closet by the front door. We should have some extra doggy bags in the kitchen drawer:) All guests and visitors are the responsibility of the primary booking guest and must comply with all house rules. Respectful Neighbor and Quiet Hours Please respect our neighbors who live here full time and mind the quiet hours of 10pm to 8am. If you have any issues with a neighbor, please report that to us immediately.

We only allow One dog per stay under 50lbs and we charge a $50 pet fee on your reservation. No refunds due to weather. Absolutely no parties or events, max occupancy overnight is 2 people per bedroom plus an additional 2. Including Children. We are a non-smoking home. There is a minimum of a $2500 cleaning fee that will be charged if we find that anyone smoked in our home. You will have two spots available on the driveway to park, one in the garage as well as additional parking on the street, please park with the flow of traffic:) The garage can be opened with the button inside the garage. You must first come into the home from the front door to open and close the garage. There is no way for us to change garage codes for each guest so this keeps everyone safe. Please also be careful of the concrete post in front of the water heater coming in, this is there so no one runs into the water heater. We have a hanging chair in the living room, the weight limit is 175lbs and is made for sitting and not swinging. Adult supervision required. Accidents and Damages We kindly request that you report any accidental breakages or damages before checking out. In the event that damage to the property or its contents is not covered by our insurance or it exceeds the security deposit/damage waiver amounts, the cost to repair or replace will be billed to the guests.
