HOUSE RULES & CHECKOUT PROCEDURES  

• QUIET HOURS: The City of Tempe enforces a strict policy of quiet hours starting as early at 10 PM. Please be respectful of the neighbors by not having any large gatherings in the backyard past 12 AM (midnight). Any violation received by Tempe PD, the booking AirBnB guest will be held personally responsible for paying any fines incurred.   

• POOL HEATING FEE: The pool may be heated UPON REQUEST and PRIOR to the guests arrival in order to cover the costs to heat the pool. There will be a charge of $75 per day from October through April. We cannot heat the pool for individual or specific days during a guests reservation (it is an all or nothing). The pool will be heated to a comfortable 80 - 82 degrees.

• POOL HEATING DISCLAIMER: Electric heat pumps are designed to function efficiently when the ambient outdoor temperature is above 50 degrees. However, when the temperature drops below this threshold, the heat pumps automatically shut off to conserve energy and prevent overheating. As soon as the temperature rises above 50 degrees, the system will resume heating the pool to the desired temperature of 80-82 degrees, working continuously to maintain comfort for our guests.  

• PET FEE: There will be an additional Pet Fee of $150 per pet. Pricing can be negotiated based on size, age, and training of animal. Please be advised that this fee is PER ANIMAL and that the guest is still liable, responsible and will be held accountable for any pet accidents throughout the home for the duration of their stay (i.e., Urine or poop stains, chewed up furniture, damaged property or missing personal belongings).

• Please be sure to shut and lock ALL DOORS throughout the entire property prior to departing. These doors will include:  

• Game Room Door
• Garage Door
• Sliding Glass Back Patio Door
• Front Door  

• Strip all beds of any dirty sheets, pillowcases, used linens and place them inside of the washing machine prior to vacating the premises. Please note you are not required to do any laundry.   

• Empty fridge of all personal items or leftover food.   

• Take out the trash prior to your departure. The community trash bin is located through the backyard gate along the back wall - open the gate and look to your immediate RIGHT. All RECYCLABLE ITEMS can be disposed of in the BLUE can located in the gravel to the RIGHT of the driveway.  

• Place all dirty dishes in the dishwasher.   

• ABSOLUTELY NO SMOKING of any kind inside of the home (Back patio only). Please be sure to pick up your cigarette butts after yourselves. A $250 Penalty Fee can and will be enforced. 

• There is absolutely NO DECORATING allowed at the rental property. This will include but not limited too: confetti, pin tacks, tape, and streamers. In the event we find any of these items at time of checkout a $300 fine will be incurred.  

• Be mindful and careful of other people's property.   

• • • Please Note: This rental property is guarded by NEST Security Cam. There are 3 cameras on property - the first is located at the front door facing the driveway, the other two are located in the backyard facing the back patio gate & pool area. These security devices will only be turned on and activated (start recording) after sensing any motion. The cameras will be used for security and liability purposes only.  

• POOL & HOT TUB SAFETY WARNING: Per Arizona Revised Statutes Title 36, Chapter 16, Section 1681, please be aware that there is NO pool fence or barrier around the pool or hot tub at this property. However, for added safety, we have installed audible alarm systems on all windows, doors, sliding doors, and other access points leading to the pool area. These alarms are designed to alert you whenever a pool access point is opened.

Guests acknowledge that children and/or handicapped individuals should never be left unattended in or near the pool or hot tub area. Swimming and/or playing in or around water involves inherent risk, and by choosing to use these facilities, guests expressly assume all responsibility and liability for their own safety, as well as for the safety of any children or individuals under their supervision.

Ranallo Real Estate nor its property managers bear any responsibility or liability for ANY problems, issues, injuries, or casualties sustained on the premises. Furthermore, by agreeing to move forward with your booking reservation and accepting our House Rules & Checkout Procedures, this document serves as your agreed-upon, signed waiver.

• POOL EQUIPMENT RULES & RESPONSIBILITY
For your safety and to ensure our pool facilities remain in proper working condition, please do not touch, move, or tamper with ANY pool equipment. This includes, but is not limited to:
• Pool Vacuum
• Pool Heat Pump
• Variable Speed Pump
• Pool Hoses
• Pressure Valves
• Water Features

Unauthorized interaction with pool equipment may cause damage, create safety hazards, or disrupt pool operations. Guests will be held financially responsible and liable for any repairs, damages, or service calls resulting from violation of these guidelines.
