Two security cameras monitor the front entrance and rear deck areas (no private spaces). Please note that mechanical equipment may occasionally require maintenance during your stay - we handle all issues promptly and professionally, though refunds are not provided for temporary equipment malfunctions. 1. Must be 25 or older to book.
2. Quiet hours are 9pm-9am. This is strictly enforced as we have several full time neighbors that deserve their peace and quiet.
3. This property has a maximum of 8 guests. This has been determined by local authorites for safety reasons. If you have more than the maximum number of guests without approval, you will be asked to leave right away, and there will be no refund.
4. There can be no more than 3 vehicles on the property. If you bring more than 3 vehicles, you will be asked to remove them.
5. The use of firearms, fireworks, and any weapons are prohibited on the property. This is a local and state law, and against the rules of the subdivision. If firearms, fireworks, or any weapons are used on the property, the local authorities will be called, and you will be asked to leave without a refund.
6. You are responsible for the safety of yourself and your children at the river. There are not any lifeguards on duty. There is unrestricted access to the river, so all guests need to be accounted for at all times.
7. While water activities are something we love; we do not guarantee it is safe. Please make sure you do your research and follow all safety precautions for whatever activities you wish to participate in at the river.
8. When using the fireplaces, the screen must be shut. Do not leave the fireplace unattended while in use.
9. Indoor smoking or smoking on any of the decks is strictly prohibited. If there is a smell of smoking inside the homeor on any exterior furniture, you will be charged for all costs that come with getting rid of the smell. If you smoke outside away from the decks and furniture, it's your job to put out and get rid of your cigarette butts safely.
10. Guests must only use the property for legal reasons. Any other use, including but not limited to illegal drug use, abuse of any person, harboring fugitives, sex trafficking, etc. will result in the cancellation of the reservation without a refund, and local authorities will be contacted immediately.
11. Smoke alarms are safety requirements. During your stay, if you hear the alarm chirping, please let us know right away so that we can make arrangements to replace the battery. It is prohibited to tamper with or turn off smoke alarms.
12. There are two cameras located on the property. Camera one is at the front porch facing the driveway and camera two is at the top of the back deck facing the river. The cameras do not view private areas. Tampering with cameras is a violation of house rules and subject to eviction with no refund.
13. When you leave during your stay or at check out, all exterior doors and windows must be locked.
14. No parties or events allowed on the property.
15. No Pets Allowed.
16. Please understand that we do everything we can to ensure there are no mechanical issues with any amenities during your stay. We can't control when equipment/things malfunction or break, If the fireplace, hot tub, washer, dryer, etc. malfunctions or breaks during your stay, notify us immediately and we will handle the issue as quickly as possible. We do not offer refunds for instances such as this, but we will handle the situation professionally and efficiently.
17. 1. Our cancellation policy is followed in all instances including weather, power outages, illness, and any circumstances out of our control. Power outages are rare but can occur anytime during the year. No refunds will be given for power outages.
