Authorized guests: Thunder Bear Lake will accept reservations for up to six (6) guests. Please make sure when booking that your guest count is accurate. If changes need to be made, please adjust accordingly before the beginning of your stay.

✺Unauthorized guests will be charged a rate of $100 per unauthorized guest (unauthorized guest fee may be deducted from the security deposit) for each day of the reservation as well as loss of entire security deposit.✺

Pets: ~Dogs are welcomed as long as the pet policy detailed below is adhered to, with approval. There is a $100 fee for one pet and an additional $75 fee for each additional pet per stay. The fee covers additional cleaning and wear and tear as we have hardwood floors throughout. Host will send a separate request for pet fee after booking is confirmed.

~There is an unreported pet fee of $500 if evidence of a pet was found and hosts were not made aware in advance. Please reach out if you wish to bring an extra dog. We some times accommodate our guest's request under special circumstances.

Travel Insurance: We strongly recommend purchasing travel insurance if you believe there is any possibility of trip cancellation or interruption during your trip, especially during the winter due to the possibility of unexpected snow storms.

Access: Thunder Bear Lake is located in the mountains. These mountains have narrow, steep and winding roads. Some of the roads are paved and some are graveled. Note there is ample opportunity to allow other vehicles to pass if necessary. 4 Wheel Drive is not necessary but recommended.

During inclement weather, access to or from Thunder Bear Lake may not be achievable. 4 Wheel Drive and Chains are highly recommended.

Guest(s) understand and agree that there will be no refunds related to inaccessibility due to access issues. If Guest(s) are unable to leave due to inclement weather or unsatisfactory road conditions, they agree to pay the daily rate in effect for each day their stay is extended beyond the term of Guest(s) booking.

To avoid getting lost, we highly recommend you DO NOT use GPS or internet mapping once you arrive in town. Please PRINT directions as cell service may be spotty in the mountains.

Early check-ins / Late check-outs: Unfortunately, early check-ins may not be available due to time needed for our cleaning team to thoroughly clean following each stay.

Late check-outs are not available due to time needed for our cleaning team to thoroughly clean following each stay. Guests that do not depart within 30 minutes after check-out are subject to a $100 late departure fee due to the disruption that this causes to our cleaning team and next guest. Guests that do not depart within 1 hour of check-out will be charged for an extra night.

Booking Rules: The person who has booked the stay must be present at the cabin for the entire duration of the stay.

Alcoholic Beverages: Guest(s) agree to abide by state law regarding the possession or consumption of alcohol on Thunder Bear Lake premises.
✺Alcohol consumption by minors is explicitly prohibited. ✺Kegs are prohibited on Thunder Bear Lake premises. ✺Guest agrees to hold Owners harmless for any liability related to the possession, use or consumption of alcohol by any person in or on the premises of Thunder Bear Lake during the entire term of their occupancy.

Cabin Furnishings, Decor and Equipment: Guests are not authorized to make changes to furniture location or decor. Moving of furniture or re-arranging of pre-wired home electronic equipment is prohibited and may result in forfeiture of security deposit.

Damage to Thunder Bear Lake: Guest(s) are solely responsible for damage(s) to Thunder Bear Lake, decor, equipment and/or furnishings or removal of said items during reservation period caused by any member of their party regardless of whether the member(s) is duly authorized (i.e. unauthorized guest or pet) by the reservation invoice. Any damage to any furnishing or equipment will result in loss of entire security deposit plus repair and replacement expense at cost + 25%.

Security Deposit: Guest agrees to pay a refundable security deposit of $300 prior to check in. Guest acknowledges that access to property will be denied until deposit is paid in full or reservation is forfeited without refund. Payment is collected via AirBNB and is fully refundable if all rules are honored and there are no damages caused by the Guest(s) to the property or items in and around the property including kayaks.

Loss of Use: Guest(s) agrees that if he/she is responsible for any damage that results in Owner's loss of use or ability to rent Thunder Bear Lake, that they will pay the daily rental rate in effect from the date of the loss or damage per day until the loss or damage is repaired and Thunder Bear Lake is suitable for occupancy. Charges for such losses will be posted to the guest's credit card weekly during loss of use.

Excessive Cleaning: If excessive cleaning is required due to trash not being properly disposed of and general lack of care/cleanliness, Guest will be charged additional cleaning costs + 25%.

Smoking: Smoking/vaping is expressly prohibited inside the cabin. Outside smoking/vaping is permitted provided all cigarette/cigar/pipe residue is properly disposed. Smoking/vaping anywhere inside the premises is likely to activate the smoke alarm system. Smoking/vaping or any evidence of smoking/vaping inside the cabin will incur loss of security deposit and immediate eviction. Smoking/vaping related litter will be charged to the Guest. Any smoking related litter found by the Guest must be reported to the owner prior to occupying the house. Minimum fine for smoking/vaping inside is $500.

Minimum Age: The minimum age to rent Thunder Bear Lake is 18 years old.

Parties are NOT allowed. Guest(s) agree that no more than the number of persons listed on the booking confirmation shall occupy Thunder Bear Lake premises for the duration of their stay. If Thunder Bear Lake is occupied by more than the number of persons stated on the booking confirmation, the result will be a loss of total booking costs for the stay and entire security deposit, additional charges to guest(s) credit card for the non-registered guests and immediate ejection. Guest(s) shall not disturb or offend any neighbors, discharge firearms, create loud or obnoxious noises or use fireworks of any kind. If a disturbance at Thunder Bear Lake results in a call to the police, the guests will be immediately ejected and the remaining days paid and security deposit will be forfeited. If there is evidence of a party or event of any kind the Guest(s) will be charged for hosting a party/event fee of $3000 +$600-$1000 for cleaning, cost for any damages and cost for any days that are not bookable because of repairs from Guest(s) damages or excessive cleanup. Currently the cabin sleeps 6 guests. If there is more than 6 guests (without approval) occupying the cabin, we will assume that there is an unauthorized party or event and guest will be charged the fees listed above.

Theft: Theft of any items within the cabin will result in all costs related to replacing the item(s) being deducted from Guest’s security deposit +50%.

Fireplace: The fireplace is for seasonal use only; October 1st – March 31st.

Premises/Jacuzzi Bath Tub/Kayaks/Dock: The owners are not responsible for any injury/illness related to the use of the kayaks, jacuzzi tub or dock. Guests agree to waive and hold harmless owners and agents from any and all claims, actions, suits, costs, expenses, damages and liabilities including attorney fees as a result of this use of premises.

Kayaks: ~Kayaks are to be returned to its original place after use. If kayak is left in the lake or damaged the guest will be charged full price of the kayak +$100 for delivery of the replacement.

Repairs / Service Calls: The owners cannot guarantee against mechanical failures of domestic water, sewer/septic, hot water, heating, air conditioning, jacuzzi bath tub, TV’s, audio systems, satellite receivers or other appliances. Report any equipment that is not operating properly to Owner promptly. We will make every effort to resolve the problem as reasonably and as soon as possible. Should a repair person make a call to the cabin and find the equipment in working order and/or the problem was due to Guest(s) oversight, neglect or failure to follow instructions, the cost of the service call will be charged to the Guest(s). All normal maintenance repairs must be reported to the Owner between 9 AM – 5 PM. Emergency repair items (heating, water, etc.) to be reported as soon as discovered. Guest(s) understand and agrees to allow Owner or repair personnel access to the cabin for the purpose of making repairs.

Pet Policy: ~Please reach out if you have more than 3 dogs that you would like to bring. ~Cats are not permitted inside the property. ~Large Dogs are permitted ONLY with prior approval. ~Pets are not allowed on furniture or beds out of respect for other guests, cleaning logistics, and potential damage. ~Guests agree to be in full control of their pets at all times and take full responsibility for their pets’ well-being. While Guests are away their pet must be secured in a pet carrier and NOT left to wander inside the cabin, screened porch or outside. ~Guests are completely responsible and liable for any damage, caused by their pet(s), to the cabin and its premises during their stay.• Pets MUST BE COMPLETELY HOUSE BROKEN! WELL BEHAVED AND PEST FREE! ~None of the cabin linens or towels may be used on pets. ~Guests agree to bring pets’ crate and bedding for their pets. ~Guests will clean up any pet accidents inside the cabin immediately. ~Guests will remove their pets’ waste from cabin grounds, deposit it in a plastic bag, and place in outside garbage cans. **Minimum fine for failure to clean up behind pet is $100. ~Guests will clean up pets shedded hair. ~All dogs are to be flea and tick free. We will retain your deposit for flea treatment if fleas are found after your stay. ~Should damage to the cabin, grounds or furnishings (including linens) or flea infestation occur, the guest is responsible for said charges up to and beyond the security deposit. ~Do not leave dog food out inside or outside the cabin.
