1. Must be 25 or older to book.
2. Quiet hours are 9pm-9am. This is strictly enforced as we have several full time neighbors that deserve their peace and quiet.
3. This property has a maximum of 8 guests. This has been determined by local authorities for safety reasons. If you have more than the maximum number of guests without approval, you will be asked to leave right away, and there will be no refund.
4. There can be no more than 3 vehicles on the property. If you bring more than 3 vehicles, you will be asked to remove them.
5. $125 nonrefundable pet fee per pet. Maximum 2 pets. No Cats Allowed. Please clean up after your pets. If pets are included in guest count at time of booking, the fee is already included in your total. If pets are not included in guest count at time of booking then we will request payment through resolution center for pet fee(s).
6. There is a live railroad track that goes behind the property for the Blue Ridge Scenic Railway. You are responsible for the safety of you, children, and anyone else staying. No one should ever be on the railroad track at any time.
7. You are responsible for the safety of yourself, your children, and everyone in your party at the river. There are not any lifeguards on duty. There is unrestricted access to the river, all guests need to be accounted for at all times. While water activities are something we love; we do not guarantee it is safe. Please make sure you do your research and follow all safety precautions for whatever activities you wish to participate in at the river.
8. You are responsible for the safety of yourself and your children at the hot tub. The hot tub does not have any lifeguards on duty. Using the hot tub is at your own risk. Guests agree that they will use the hot tub at their own risk. No food or drinks are allowed in the hot tub. No pets are allowed in the hot tub. No soaps or bath salts are allowed in the hot tub.
9. When using the fireplaces, the screen must be shut. Do not leave the fireplace unattended while in use.
10. Indoor smoking is strictly prohibited. If there is a smell of smoking inside the home, you will be charged for all costs that come with getting rid of the smell. If you smoke outside, it's your job to put out and get rid of your cigarette butts safely.
11. Guests must only use the property for legal reasons. Any other use, including but not limited to illegal drug use, abuse of any person, harboring fugitives, sex trafficking, etc. will result in the cancellation of the reservation without a refund, and local authorities will be contacted immediately.
12. The use of firearms, fireworks, and any weapons are prohibited on the property. This is a local and state law, and against the rules of the subdivision. If firearms, fireworks, or any weapons are used on the property, the local authorities will be called, and you will be asked to leave without a refund.
13. Smoke alarms are safety requirements. During your stay, if you hear the alarm chirping, please let us know right away so that we can make arrangements to replace the battery. It is prohibited to tamper with or turn off smoke alarms.
14. There are two cameras located on the property. Camera one is at the front porch facing the entry and driveway. Camera two views the backyard and river. The cameras do not view private areas. There are 4 white cameras on the exterior of the cabin from the last owner that are in the process of getting removed but in the meantime, they are pointed up and have no view of anything. Tampering with cameras is a violation of house rules and subject to eviction with no refund.
15. When you leave during your stay or at check out, all exterior doors and windows must be locked.
16. No parties or events allowed on the property.
17. Please understand that we do everything we can to ensure there are no mechanical issues with any amenities during your stay. We can't control when equipment/things malfunction or break, If the fireplace, hot tub, washer, dryer, etc. malfunctions or breaks during your stay, notify us immediately and we will handle the issue as quickly as possible. We do not offer refunds for instances such as this, but we will handle the situation professionally and efficiently.
18. 1. Our cancellation policy is followed in all instances including weather, power outages, illness, and any circumstances out of our control. Power outages are rare but can occur anytime during the year. No refunds will be given for power outages.
