By booking, guests agree to follow these rules:

OCCUPANCY & GUESTS Only guests listed on the reservation may stay overnight. Undeclared guests will be charged $60 per person, per night, for the full duration of the stay. All additional guests must provide full contact information to the host. Strict occupancy limits are enforced at all times. The maximum occupancy is 10 guests.

PARKING A maximum of 6 vehicles is permitted on the property at all times. Use only the designated parking spaces assigned to this property. 2 vehicles MUST be in the garage. There should be no U-Hauls or moving vehicles or trailers in the driveway.

NOISE & NEIGHBOR COURTESY Quiet hours are 9 PM to 8 AM. Keep noise minimal during these hours. Noise levels must stay below 75 dB at all times. The property is equipped with noise-monitoring devices -- do not tamper with them. Do not disturb neighbors by requesting supplies, rides, or other assistance. Do not block doorways with luggage or belongings.

SMOKING Smoking of any kind -- tobacco, marijuana, or vaping -- is strictly prohibited indoors and outdoors. Violations result in a $500 odor remediation fee plus immediate cancellation without a refund. Cigarette, cigar, or marijuana remnants left on the property will incur a $50 fee. The property is equipped with a smoking detection device.

PARTIES & EVENTS No parties of any kind are permitted. Unregistered visitors are not allowed. Loud music is prohibited at all times. External video surveillance monitors for unregistered visitors and excessive deliveries. Violation results in immediate cancellation without a refund.

PETS: One pet is permitted with advance approval and a $175 pet fee. Guests must disclose the pet before arrival, clean up after it, and prevent damage or excessive noise. No pets should be on the furniture. Airbnb’s service-animal policy applies.

PARTIES AND FILMING: Parties, events, unregistered gatherings, commercial photography, filming, live streaming, and content production are prohibited unless the owner provides advance written approval.

ILLEGAL ACTIVITY The following are strictly prohibited: firearms (except active law enforcement), illegal drugs, drug production or sales, drug-related gatherings, prostitution or sex-related parties, commercial filming of any kind, unauthorized filming, live streaming, or content production of any kind. Violations will be reported to the platform and local authorities. The reservation will be cancelled immediately with no refund.

INTERNET USE Casual and business use only. Prohibited uses include illegal activity, malware distribution, file sharing, cryptocurrency mining, and hosting electronic services. Violation results in immediate cancellation with no refund.

SECURITY EQUIPMENT Do not tamper with or disable any indoor or outdoor security equipment. Violation results in immediate cancellation without a refund. The host may conduct random identity verification to protect against fraud. If selected, you will receive a link to a verification portal. The process is free and takes under 5 minutes. Please complete it before arrival.

DOMESTIC VIOLENCE Any suspected domestic violence will result in immediate reservation termination. All charges for the stay remain due. Authorities may be contacted.

LATE CHECKOUT Up to 1 hour late: $50 fee. Between 1 and 2 hours late: full nightly rate with no discounts applied. Over 2 hours late: full nightly rate plus $75 cleaning fee plus costs associated with the next guest's booking. After 2 hours, law enforcement may be called, and guests escorted off the premises.

EXTENDED STAYS & HOLDOVERS Guests must vacate by checkout time. Guests who remain without a valid, active reservation lose the right to occupy the property and may be subject to legal action under Georgia law. Guests wishing to add days are welcome to do so before or during their stay. Early departures or shortening of the stay are not permitted once the stay has begun.

MID-TERM STAYS (30 or More Nights) Stays over 30 nights require professional housekeeping every 30 days. The fee equals the standard checkout cleaning fee and will be collected via the platform resolution center. Stays of 2 to 3 months require a background check arranged and paid for by the guest. Full-term payment is required upfront through the platform. Long-term stays beyond 3 months are not offered but mid-terms may be renewed at the host's discretion. Stays initially booked under one month that are extended beyond one month must be created as a new booking. A housekeeping visit is required within the first week of each new monthly booking.

ACCESS CODES Access codes are for declared guests only. Sharing access codes with anyone not listed on the reservation is a strict violation and will result in immediate termination of the stay without a refund. Checkout is before 11:00 AM unless a later time is approved in writing. Additional charges may apply for unauthorized late checkout, damage, excessive cleaning, missing items, or rule violations.

CRIMINAL BACKGROUND CHECKS Some properties require background checks prior to check-in. If required, guests will receive a form to complete before arrival. A fee may apply. Self-check-in is not available at properties requiring background checks. If a guest does not pass, the host reserves the right to cancel and will apply the cancellation policy accordingly.

PROPERTY MAINTENANCE Routine maintenance occurs on Fridays and Mondays between 9 AM and 4 PM. Pest control may fall outside this window. Guests must allow access during scheduled maintenance and immediately in emergencies. The host will notify you of your specific maintenance day.

SELF-CHECK-IN This is a self-check-in property. Please read all check-in instructions provided through the platform before contacting the host or platform support for access assistance.

LINENS Linens are for sleeping and personal bathing only. Do not use linens to clean spills, footwear, or remove makeup. Damaged or stained linens will incur a $40 replacement fee per item.

FEES SUMMARY Smoking or vaping indoors: $500 plus cancellation. Smoking remnants left behind: $50. Excessively dirty property: up to $200. Damaged linens: $40 per item. Lost keys, access cards, or parking permits: $200. Undeclared guests: $60 per person per night for the full stay. Animal violation: $200 PER PET. Late checkout up to 1 hour: $50. Late checkout 1 to 2 hours: full nightly rate. Late checkout over 2 hours: full nightly rate plus $75 plus next guest costs.

MISCELLANEOUS No candles are permitted. Cooking of strong-odor foods such as fish, garlic, and heavily fried foods is discouraged. Odor remediation fees may apply. All furnishings must remain inside the unit. No furniture on porches or patios unless outdoor furniture is already provided in those areas. Guests must maintain a valid phone number on their profile. Failure to do so may result in cancellation. Guests are strongly encouraged to carry renters insurance to protect personal belongings. If you experience access issues, contact the host via phone or the platform app immediately. Reviews should reflect the experience in the unit and be written in good faith.
