Guests, Check-in/Check-out, Refunds

• Must be 25+ to book. The primary booking guest must be present for entire stay.
• Check-in is at 4:00 PM and check-out is at 10:00 AM (eastern)
• Do not share your entry code to door with anyone but confirmed guests.
• Please do not use glitter or confetti or put tape on the walls.
• Guests are responsible for any damage done to the property during their stay. If you come across an issue, please take a picture and message us right away.
• We have exterior cameras facing the door and driveway that is recorded 24/7. Do not cover or obstruct view in any way or you will be asked to leave. This is for our security and yours.
• While we offer free WiFi, be responsible. No unauthorized/copyrighted/pirated downloads or nefarious activity is allowed. If the provider/authorities notify us about such downloads that took place during your stay, we will turn over your information to the requesting parties. Tampering with or disabling/disconnecting the Wi-Fi is not allowed.
• We require an updated profile photo before confirming stay. If you have no reviews we will request a copy of your photo ID. Thanks for understanding; this will also help you get a good review under your belt.
• No late check-out or early check-in. If a guest does not vacate the property by 10:00 eastern on their scheduled day of departure, the fee for failing to vacate is $50.00 dollars for the first half hour and $100.00 for each subsequent half hour. This is to ensure we have proper time for cleaning turn-over and maintenance, if needed.
• We’re sorry, but no refunds for weather/natural disasters/power outages or other things that are beyond our control. If any issue should arrive, please bring to our attention right away! On the rare chance we can’t resolve it, we will refund unused nights on the reservation. Unfortunately, no previous nights can be refunded.
• We are not responsible for items left at the cabin. If you can’t make arrangements to pick up from mailbox, they will be donated to a local charity.

Arrival/Parking

• You are in the mountains, which is what you're here for, but with that comes steep and narrow roads. We have a paved driveway down to the cabin. Even so, in winter with rain/ice/snow, we recommend 4WD or AWD. Refunds will not be given to guests who come with a vehicle that isn't suited for this type of terrain and we’ll try to give you a heads up on the weather forecast if precipitation is expected.
• Please stay on the paved driveway to avoid getting tires stuck on the soft ground.

Animals/Pets

• No pets are allowed, except ADA service animals - please let us know upon booking. You will be charged $500 if you bring a pet outside of pre-approved pets.
• Many wild animals/insects live in the area including, but not limited, to bears/snakes, mice/rodents, raccoons, spiders and ants. You may see or come across them during your trip. We have routine pest control service to repel and kill common crawling insects. No refund will be offered in connection with any wildlife or insect encounters inside or outside the cabin.

Smoking/Fire

• No smoking/vaping is allowed inside the property or within 10 feet of any property entrance.
• If smoking outside, dispose of butts in can or water bottle (in fridge) and throw in OUTSIDE trash can.
• We have a fireplace and outdoor fire pit for your enjoyment. Use of both and wood around it are at your own risk. We cannot guarantee a supply of firewood, but you can buy nearby. Ask us for recommendations.
• No fireworks.

Hot tub

• Use at your own risk.
• Replace cover after each use.
• Keep sessions to 15-30 minutes to avoid overheating.
• No glass allowed near spa. We have plastic cups in the cabinet.
• No Diving or Rough Play.
• Health Considerations: Pregnant guests or those with certain medical conditions should consult a doctor before use.
• Children must be supervised at all times.

Communication Hours

• 8:00 AM – 6:00 PM EST 7 days per week on Airbnb Messenger.

Community

• The city has a noise ordinance 10:00 PM - 6:00 AM Sunday through Thursday and 11:00 PM - 6:00 AM Friday and Saturday. Violation of the ordinance will result in a citation and fines. Blue Ridge takes its ordinances seriously and so should you. :)
