Dehumidifier

• There is a dehumidifier in the living room that the cleaner empties and cleans after each stay. If it stops working, you’re welcome to empty and start it again on “cont.” It doesn’t impact the thermostat, only humidity in the house.

Driveway

• The driveway has rubber curb ramps to help with the grading, but if you have a low profile vehicle pay extra attention.

Guests, Check-in/Check-out, Refunds

• Must be 25+ to book. The primary booking guest must be present for entire stay.
• Check-in is at 4:00 PM and check-out is at 10:00 AM (eastern).
• Do not share with your entry code to front door with anyone but confirmed guests.
• Please do not use glitter or confetti or put tape on the walls.
• Use outdoor swing in front yard at your own risk.
• Guests are responsible for any damage done to the property during their stay. If you come across an issue, please take a picture and message us.
• We have exterior cameras facing the front door and driveway that are recording 24/7. Do not cover or obstruct view in any way or you will be asked to leave. This is for our security and yours.
• We require an updated profile photo uploaded before confirming stay. If you have no reviews we will request a copy of your photo ID. Thanks for understanding; this will also help you get a good review under your belt.
• No late check-out or early check-in. If a guest does not vacate the property by 10:00 eastern on their scheduled day of departure, the fee for failing to vacate is $50.00 dollars for the first half hour and $100.00 for each subsequent half hour. This is to ensure we have proper time for cleaning turn-over and maintenance, if needed.
• While we offer free WiFi, be responsible. No unauthorized/copyrighted/pirated downloads or nefarious activity is allowed. If the provider/authorities inquire or notify us about such downloads that took place during your stay, we will turn over your information to the requesting parties. Tampering with or disabling/disconnecting the Wi-Fi is not allowed.
• We’re sorry, but no refunds for weather/natural disasters/power outages or other things that are beyond our control. If any issue should arrive, please bring to our attention right away! On the rare chance we can’t resolve it, we will refund unused nights on the reservation. Unfortunately, no previous nights can be refunded.

Septic Plumbing System

• Do not flush anything besides human waste and toilet paper in toilet (no dental floss, diapers, wipes, hygiene products, or hair).
• Think at the sink! Grease, fats, harmful chemicals, and hair can clog/damage our system and cause an expensive plumbing mess.
• Thank you for helping to ensure our septic system continues to operate as expected so you can have a good stay.

Parking

• Max 3 cars allowed.

Pets

• No pets are allowed, except ADA service animals - please let us know upon booking. You will be charged $500 if you bring a pet outside of pre-approved pets.

Smoking/Fire

• No smoking/vaping is allowed inside the property or within 10 feet of any property entrance.
• If smoking outside, dispose of butts in can or water bottle (in fridge) and throw in OUTSIDE trash can.
• No fires inside or out. Unauthorized fires (including candles) will be charged $100 plus damages.

Communication Hours

• 8:00 AM – 6:00 PM EST 7 days per week on Airbnb Messenger.

Stays Extending beyond 27 days

• For stays longer than 27 days, a signed lease agreement is required.

Community

• The city has a noise ordinance 11:00 PM - 7:00 AM Sunday through Thursday and 12:00 AM - 7:00 AM on weekends. Violation of the ordinance will result in City Court appearance with potential fines. We’d love for you to return to Senoia, but not to visit a judge. :)
