Please read the following carefully. By booking this property, you acknowledge and accept these terms, which are designed to set clear expectations and align with Airbnb’s AirCover and Terms of Service.

✔️ Amenity Availability Disclaimer Outdoor and garage amenities (e.g., BBQ grills, hot tubs, saunas, recreational or storage items) are provided as courtesy and are considered self-maintained and seasonal. These amenities are exposed to the elements and may not always be operational or in ideal condition during your stay. While we do our best to prepare and maintain these items, availability is not guaranteed, and no discounts or refunds will be provided if they are unavailable or malfunctioning. By booking, you agree that use of these features is at your own discretion and that the host is not liable for dissatisfaction related to amenity condition or availability. This aligns with Airbnb’s AirCover policy, which excludes claims related to normal wear, environmental conditions, and non-essential amenities.

🐜 Pest & Wildlife Disclosure Our home is professionally cleaned and treated, but due to our natural surroundings, occasional insects or wildlife (e.g., ants, spiders, flies, squirrels) may be present. This is typical for the area and does not qualify for compensation or refund under Airbnb policy.

🔊 Noise & Neighborhood Disclaimer The home is in a residential, lived-in neighborhood. While generally quiet, guests may occasionally hear sounds from neighbors, pets, or passing traffic. These are normal and outside of our control, and not grounds for refunds.

📹 Security Camera & Smart Lock Disclosure (Exterior Only) For your safety and the security of the property, exterior security cameras are installed and clearly visible. There are no cameras inside the home. Our Wi-Fi network powers both the cameras and smart door locks. Tampering with or disabling the security devices (e.g., cameras, doorbell, smoke detectors) is strictly prohibited, as it disrupts essential access and safety measures. Doing so may result in immediate cancellation of your stay without refund and/or a $150 fee., per Airbnb policy. By booking, you consent to the use of exterior-only surveillance and smart home systems.

⏰ Early Check-In / Late Check-Out Policy Early check-in and late check-out are not guaranteed and must be requested and approved in writing prior to your stay. Unauthorized late check-outs beyond 30 minutes may result in $300 worth of additional fees and disruption of cleaning schedules for incoming guests. Airbnb policies apply.

⚡ No Compensation for Utility Outages In the rare event of a local utility outage (e.g., power, Wi-Fi, water), the host is not responsible and cannot offer refunds or discounts, as these events are typically outside of our control. We’ll do our best to assist or provide updates as available.

🛋️ Photographic Accuracy & Ongoing Updates We regularly maintain and enhance the property. While listing photos reflect the overall design and features of the space, some décor or furnishings may vary slightly due to ongoing improvements. These small differences do not qualify as grounds for refunds or cancellations.

💥 Guest Responsibility for Damages Guests are responsible for any damage beyond normal wear and tear, as defined in Airbnb’s Terms of Service and AirCover policy. Please report any issues or damages immediately to prevent further complications. Delayed or unreported issues may result in charges.

🔐 Locked Storage or Owner Areas Some storage areas (e.g., locked closets or garage sections) may be reserved for owner use and are not accessible to guests. Please respect these spaces.

🧼 Cleaning Standards & Reporting The home is professionally cleaned before each stay. If anything is not up to standard upon arrival, please notify us within 24 hours. Refunds or discounts cannot be issued after checkout for cleanliness-related concerns not reported during the stay. Condition of Property:
While we strive to keep the property in excellent condition, guests acknowledge that minor signs of wear and tear, such as scuffed walls, small paint chips, or other cosmetic blemishes, may be present due to normal use. These do not constitute damage or justify refunds. Any major issues should be reported immediately so we can address them.

🚭 No Smoking This is a 100% smoke-free property. Smoking (including vaping and cannabis) inside the home will result in a $250 cleaning fee. Outdoor smoking must be away from doors and windows, and cigarette butts must be disposed of properly.

👥 No Unregistered Guests Only guests listed on the reservation are permitted on the property unless approved in advance. Additional unregistered guests may incur a $100 per person, per night fee.

🐾Dog Policy We warmly welcome up to 2 dogs in our home. Dogs must be included in the reservation, with applicable pet fees paid. Guests remain responsible for supervising them and preventing damage or disturbances. If you plan to bring 2 or more dogs, please reach out for approval before arrival.

Kindly note: We kindly ask guests to clean up after their dogs during their stay. If dog waste is left behind, an additional $25 fee may apply. Thank you for helping us keep the home fresh and welcoming for everyone. Cats not allowed.

🚫 No Party or Event Policy This is a no-party, no-event property. Hosting unauthorized events or exceeding the guest limit may result in immediate cancellation, removal from the property without refund and an additional cleaning or disturbance fee. Under Airbnb’s rules.

👶 Child Safety Disclaimer Children are welcome; however, the home is not babyproofed. No outlet covers, safety gates, or child locks are installed. Parents or guardians are fully responsible for child supervision.

🔍 Lost or Stolen Items The host is not responsible for any lost, stolen, or left-behind items. Please double-check before checking out.
