Check In - Self check in with smart lock, code will be sent upon arrival. Check in will be at 4 pm AZ time. Early check in may be granted upon request and availability for an additional fee of $25 per hour

Check Out - Check out is at 11 am AZ time. Late checkout may be granted upon request for an additional fee of $100. Leave all dirty towels and sheets in the laundry room. Put all dirty dishes in the dishwasher and run it. Turn off all lights. Put away cornhole boards. Turn off all TV’s. Remove all leftover food/ beverage

Noise/ Neighborhood - Our neighbors are very friendly! Please be respectful of them and their families by keeping noise to a minimum. Quiet hours are after 9 pm on weekdays and 10 pm on weekends. After hours noise violation first offense $250, second $750, third $1500, 4th $2500 & removal from property, no questions, no refunds

Parties/ Functions - Large parties and gatherings are strictly prohibited unless approved in advance

Parking - Please only park in the driveway and the street. Avoid parking in any rocked area in front of the house

Garbage/ Recycling - Dispose of all trash in back alley trash cans upon check out. Recycling goes out every Tuesday. Avoid putting any trash besides bottles/ cans/ cardboard/ paper in the recycling bin

Laundry - Feel free to use the washer/ dryer during your stay. Avoid very heavy loads. Leave all used/ dirty towels and sheets in the laundry room upon check out

Safety- This is a very safe neighborhood but please still lock all doors upon leaving the house. Also lock back gate to alley way after disposing of trash

Utilities - Please be mindful of closing doors/ windows to conserve energy. Do not unplug WiFi router. Do not mess with water leveler in pool

Pets - Pets are welcome! A $75 pet fee will be applied and an additional $25 for additional pets up to 2. Do not let your pets go to the bathroom on the turf. Use designated rock area out back. Pick up after your pets

Firepit - Use extended lighter to start fire pit and turn off propane tank immediately after each use

Grill - Clean grill with steel brush and turn off propane tank immediately after each use

Smoking - No smoking or vaping of any kind in the house. If smoking outside, pick up/ clean any ashes or butts. Guests will be charged $500 for smoking in the house

Pool/ Outdoor area - Please be advised that pools can be dangerous! Guests should always observe common safety precautions and supervise all children. Lifeguards are not provided. Decks and patios can be slippery when wet and can result in injury to anyone who is not careful. Guest accepts and assumes all risks involved in or related to the use of a pool and deck/patio areas. Guest accepts and assumes all risks involved in or related to any of the following recreational equipment of any kind, including but not limited to: pool equipment, floating devices, pool or ping pong tables, game or sports equipment. firepit, bbq grill, etc. Please do not use glass near the pool. Broken glass in a pool is not only a danger for our guests, but does severe damage to the pool, requiring it be fully drained. In the event this occurs, guests will be charged $250 to cover this cost. Please do not tamper with/ remove pool equipment.

Security- To abide by all legal requirements and security rules, you will be asked to provide a copy of your official government-issued photo ID, confirm your contact information, provide a valid credit card with a name that matches your ID, and pass through our verification portal. Security deposit will be required.

Breakdowns - The house is in very good condition, however we do not explicitly guarantee HVAC units, pool, fans, TVs, electronics, or appliances. We will absolutely do our best to make repairs, as soon as possible, after being notified of the problem. No refund or rate adjustment will be made for breakdowns. Please call your host to report any problems immediately.

Entry - We reserve the right to enter the premises at any time for the purpose of, maintenance, inspection, repair, or management.

Security Deposit- Security deposit of $500 will be required prior to check in.

Property care - We reserve the right to keep deposits and/or rental payment, refuse a rental, apply charges, and discontinue occupancy if the terms of agreement are not met or if (in our judgment) your occupancy of the house is detrimental to the property. The property may not be used for any unlawful purpose. No damage is done to house or its contents, beyond normal wear and tear. No linens are to be lost or damaged. (replacement cost per item)
