*🌟 IMPORTANT HOUSE RULES – PLEASE READ BEFORE BOOKING 🌟
📌 BY CONFIRMING YOUR BOOKING, YOU AGREE TO ALL RULES BELOW:
🚪 REGISTRATION & CHECK-IN
• Registration Fee: $40, due at the front desk upon check-in. Covers wristbands for your group + 1 parking pass. $40 will be charged for every vehicle, motorcycle, boat, and trailer and should be paid directly to the Resort during the time of registration. This $40 parking fees cover the whole of your stay.
• ID Required at Check-In: The person booking must be 21+ and present throughout the stay. (ID will be verified.)
🧾 OCCUPANCY & VISITORS
• Guest Count Must Match Reservation. Max occupancy 8 guests.
o Unauthorized guests will incur a $100 per person/per day fine and may result in eviction.
• NO Visitors Allowed. This is per Fire Department regulations and Splash policy. Please respect this for your safety and others.
🐾 PET POLICY
• STRICT NO PETS POLICY
o This are resort rules . No exceptions.
🚭 SMOKING POLICY
• No Smoking.
o No Smoking Inside the condo.
o Your security deposit might be withheld automatically to cover anti-smoking expenses and treatment.
🕒 CHECK-IN / OUT & FEES
• Standard Check-In: 4:00 PM
• Standard Check-Out: 10:00 AM (strict)
o Unauthorized late check-out: $100 for the first hour, then $50/hour.
• Early Check-In / Late Check-Out (if available): $55 – must be approved in advance.
🚫 NO PARTIES / INAPPROPRIATE BEHAVIOR
• No Parties. No Loud Gatherings.
• Violent, threatening, or substance-related behavior will result in immediate eviction with no refund.
🧼 CLEANING & SUPPLIES
• No daily housekeeping, no room service, no concierge service. This is a private place, not a hotel.
• We provide a starter kit only:
o 2 rolls of toilet paper
o 1 paper towel roll
o Trash bags
o Dish pods & basic cleaning supplies
• We do NOT supply: food, coffee, toiletries, or beach towels.
o Please bring your own or utilize local grocery/delivery services.
🛠️ MAINTENANCE & ENTRY POLICY
• Our team (or Resort maintenance staff) may enter the unit for urgent issues.
o They will knock loudly before entering.
o Do not block entry or refuse service – doing so may result in eviction.
❄️ AC CARE
• Close the balcony door when AC is running.
o An open door may freeze the AC, causing discomfort and possible repair fees. We don’t want you to pay extra fees for repairs and stay without working AC 😊
🏖️ AMENITIES & RESORT NOTICE
• Beach chairs available from March 1 - October 31
***Important: All Resort amenities are managed by a third party and could be closed at any time for reasons out of our control. If any amenities are not available during your stay for any unexpected/emergency/ repairs/renovation, or other reasons, it is out of our control, and it will not be a reason for a refund to be issued.
🦎 FLORIDA NATURE & INSECTS
• Florida is home to wildlife like geckos, palmetto bugs, ants, etc.
o While we maintain regular pest control, sightings can occur. This is not considered a cleanliness issue.
o Keep doors closed to avoid unwanted visitors.
🔁 CANCELLATIONS & FEES
If you thinking about canceling or changing your reservation, please protect your trip and buy travel insurance, so you can receive a refund from your travel agent. Please kindly understand the cancellation policy, and we have to follow it.
Alterations request to change dates might be possible if the check-in day is no less than 30 days, and for an extra fee: $200
We recommend adding travel insurance for unexpected trip interruptions (storms, illness, etc.), so you will receive a refund from them (please double-check the coverage) ❤️
