• Check-in is 4:00 PM CST and check-out is 10:00 AM CST. • Early check-in and late check-out are not guaranteed, but may be possible upon request. • Luggage is not to be left at the property after check-out due to liability. • Guests are not able to have mail shipped to the property, as we do not have access to the mailbox. • No student groups or guests under 25 are permitted. This includes spring break groups. • No underage drinking or illegal activity of any kind is allowed. • If police or local authorities are called and eviction is necessary, no refunds will be issued, and the full security deposit may be forfeited depending on the situation. • Pets must be approved in advance. • A maximum of 2 house-trained dogs are permitted with a $200 non-refundable pet fee due before check-in. • Emotional Support Animals (ESAs) are subject to the pet fee; only ADA-registered service animals are exempt. Impersonating a service animal is a criminal offense in our state. • Guests are expected to clean up after their pets. An additional $50 fee may apply for excess cleanup. • If you choose to use the gated beach access available for our community, there is an entry fee for wristbands of $30 (one-time fee, for your entire group for your whole stay) to be paid (Credit/Debit Card ONLY) to the beach attendant. Proof of your stay (trip details/address info) will need to be shown to the beach attendant to confirm eligibility for community access, as this access is only available for guests in our gated community. • Residential noise ordinance is 10:00 PM. • There is absolutely no street parking at any time-we have a 2 vehicle MAX in the driveway only. There is no additional parking available. Parking is limited, so we encourage guests to plan accordingly. No Campers/Trailer/RV/Boat/Watercraft parking at any time due to HOA restrictions. • Trash days are Tuesday and Saturday. You MUST bag your trash, as they will not pick up unbagged trash. A $150 fine is issued to guests in violation of non-bagged trash. This is a valet style trash service & cans are picked up & returned to the back of the home at each pickup. Please do not take them to the curb. All cans must remain at the back of the home at all times. • No smoking at any time permitted on property. • Only registered guests listed on the reservation are allowed on the property. • No unapproved visitors, drop-ins, or extra overnight guests allowed. • If your guest count changes, your reservation must be updated in advance. • Do not rearrange furniture in the home. • Any cleanup of bodily fluids (indoors or outdoors) will result in additional cleaning and sanitation charges, and may cause partial or full loss of deposit. • All issues or damage must be reported immediately. • Guests may be held financially responsible for unreported issues or damage discovered after check-out. • Travel insurance is strongly recommended to protect your trip in case of unexpected changes or interruptions. • Violating house rules may result in additional charges or forfeiture of the security deposit.
