*** Upon Booking guest MUST provide your full name, number of guests, valid US Phone Number. This info is provided to the front security gate for your entry & access will NOT be permitted without these few details. Help us make your check in smooth! *** • This is a 2nd floor condo, with no elevator access, stairway to enter only. We are not responsible for any noise from neighboring units. • Check-in is 4:00 PM CST and check-out is 10:00 AM CST. • Early check-in and late check-out are not guaranteed, but may be possible upon request. • Luggage is not to be left at the property after check-out due to liability. • Guests are not able to have mail shipped to the property, as we do not have access to the mailbox. • No student groups or guests under 25 are permitted. This includes spring break groups. The HOA does not permit this at any time. • No underage drinking or illegal activity of any kind is allowed. • If police or local authorities are called and eviction is necessary, no refunds will be issued, and the full security deposit may be forfeited depending on the situation. • Pets must be approved in advance. • A maximum of 2 house-trained dogs are permitted with a $200 non-refundable pet fee due before check-in. • Emotional Support Animals (ESAs) are subject to the pet fee; only ADA-registered service animals are exempt. Impersonating a service animal is a criminal offense in our state. • Guests are expected to clean up after their pets. An additional $50 fee may apply for excess cleanup. • Only registered guests listed on the reservation are allowed on the property. • No unapproved visitors, drop-ins, or extra overnight guests allowed. • If your guest count changes, your reservation must be updated in advance. • Do not rearrange furniture in the home. • Any cleanup of bodily fluids (indoors or outdoors) will result in additional cleaning and sanitation charges, and may cause partial or full loss of deposit. • Please dust sand from chairs/umbrellas/toys before bringing them indoors or to the patio. • No illegal activity is permitted. No smoking in condo or on balcony at any time, or a $250 charge will be enforced for odor removal. • Any excess trash should be taken to the dumpster located behind the unit. • Air conditioning should not be lower than 70 degrees. If A/C issues are caused by guest freezing unit with temp found under 70 degrees, guest is responsible for repairs. • Trailer/RV/Box Truck/Watercraft parking is not permitted at any time in our complex. Towing fees issued from the HOA do apply to any violation of this. • All issues or damage must be reported immediately. • Guests may be held financially responsible for unreported issues or damage discovered after check-out. • Travel insurance is strongly recommended to protect your trip in case of unexpected changes or interruptions. • We do not offer any refunds for cancellation outside of our cancellation policy on our listing. • Violating house rules may result in additional charges or forfeiture of the security deposit.
