GENERAL RULES • No Smoking Anywhere in the condo, INCLUDING the Balcony: No cigarettes, cannabis, vape, cigars. This includes the occasional cigarette one might have with alcohol! If smoke odor is detected upon check out, an automatic $250 odor removal fee will apply. • We suggest removing your shoes by the front or back slider door upon entering. • Do not engage in illegal activities anywhere on the property. This applies to both drugs and internet activity. • Return all keys: Leave the FOB for the pool/gym/laundry in the basket on the wall near the entry. Upon leaving, put the gate key back in the lockbox after locking the gate. Lost keys and keys not returned incur a replacement fee. • No unregistered guests allowed. • Do not hang any towels or laundry on the patio, this is an HOA policy and there are fines. • No loud music or shouting. Please respect the noise curfew after 10PM (this is an HOA rule and is strictly enforced). • No Third Party Bookings: The person booking, must be staying in the home. • No events, parties or large gatherings.  You will be asked to leave if there is a party or large gathering. A $500 fine will be applied if evidence of a party is found •. Must be at least 25 years old to book HEATING & AIR CONDITIONING The A/C and Heating are seasonal and controlled by community management. The change from A/C to Heat usually takes place sometime in November and the switch from Heat to A/C is sometime in March (these dates are not set in stone). Each condo has its own thermostat so guests can control the temperature when the A/C and Heating are operating. POOL RULES

1. there is a strict 10PM to 8AM curfew at the pool and it absolutely cannot be used after 10PM, this is strictly enforced and monitored by the HOA (violations result in fines).
2. Absolutely NO GLASS is allowed at the pool, we provide plastic cups in the kitchen, so you can stay hydrated without bringing glass to the pool (violations also result in fines).
3. Food and drinks must be kept a minimum of 4 feet from the pool edge at all times and are not to be consumed in the pool (violations also result in fines).

Return of Personal Property: Any and all personal property left at the property upon departure may be collected from the property at a pre-arranged day and time, subject to the field staff's schedule and availability to meet at the property. In all cases, if personal property is not able to be picked up at the property, and delivery of personal property is requested, the charge associated with arranging and paying for the return of personal property is $75 service fee, plus the actual costs associated with mail and/or delivery charges.

• Cancelation & Refund Policy: NO EXCEPTIONS will be made to the published cancellation and refund policy. All Renters are highly encouraged to purchase Trip Cancellation Insurance within three days of booking. All Renters who purchase "Cancel for any Reason" (CFAR) insurance coverage within three days of booking will be reimbursed 50% of the CFAR insurance premium cost within one week after the Renter's stay has successfully concluded.
