Welcome! We're so glad to host you! Please be aware of the following rules so that everyone can have a safe and enjoyable stay.

EARLY CHECK-INS are not guaranteed. Please note that our check-in time is 4 pm and any early check-ins will need to be manually approved. We will do our best to accommodate, but obviously we need to allow enough time for cleaning and any maintenance to be done before your stay. An accepted request to book does not mean your early check-in time was approved.

LATE CHECKOUTS must be approved. If you stay one hour past your 11 am check out time without approval, you will automatically be charged for that listing's base nightly rate without discounts. Our cleaning staff needs to be prompt in order to service our next guests

MAINTENANCE Understand that we are at the mercy of the property management maintenance team for most general “fix-it” requests. We ask that all our guests are patient and understanding in regard to this. If a previous guest has damaged something minor and we were unable to fix it before check in, it will be reported to the maintenance team.

PETS Unfortunately, pets aren't welcome at this property. Any non-compliance may result in a $150 fine in addition to canceling the stay. KEYS In the event we need to provide a physical key or key fob and it is not returned or is damaged in any way, a $50 fee will occur. If the lock is damaged by a guest, it is $300 to replace it.

SMOKING This is a non-smoking property. This includes vapes/e-cigarettes. Breaking this rule will result in a $275 fine and potentially the additional cost that is incurred by losing the next guest’s reservation because we cannot eliminate the odor in time for the next booking.

PARTIES We enforce a strict no-parties/noise violation policy. If you throw a party, trash the space, damage the unit, or disrespect the property, you are breaking the rules, will be fined $200 and may be asked to leave. Please respect quiet times from 9 pm to 8 am. This home is equipped with a device that monitors the environment inside the property (including noise levels, temperature, and motion) to ensure guests have a pleasant stay and our neighbors are not disturbed.

CLEANING Our cleaning fee is based on a courteous guest (e.g. someone who cleans up after themselves, towels in the washer, leaves the place as they found it, etc.). This is NOT a hotel. If the housekeeping crew discovers an unreasonable mess post-checkout, we may charge an additional fee of $100. Please dispose of trash bags in the trash chute located in the hallway just off of the elevator.

LOCALS Guests are not permitted to book a stay in their city of residence unless approved in advance.

AGE REQUIREMENTS The primary booking guest must be at least 21 years of age for an apartment and age 25 for a single family house. The primary booking guest is required to be present for the duration of the stay and is responsible for all guests, visitors, and compliance with house rules. Reservations made by guests who do not meet the minimum age requirement may be canceled prior to check-in or during the stay, without refund, if the age requirement is found to be misrepresented. This policy is in place for safety, insurance, and property protection purposes and is applied consistently to all guests.

EXTRA GUESTS Please note, we have room to sleep 4 guests in this property. In respect to our neighbors, we would ask that extra guests be limited. Additional guests after 4 may incur a $10 fee per person per night due to the additional cleaning and laundering necessary.

LIABILITY While every precaution is taken so that you may enjoy your stay, guests take full responsibility for any accidents, injuries, or illnesses that occur on premises or its facilities. By accepting this reservation, please understand that you are assuming the risk of any harm arising from the use of the premises. If you notice anything that presents a danger, please notify us so that we may address it in a timely manner. We reserve the right to refuse accommodation or demands from rude, disrespectful, and/or discourteous guests. We will not hesitate to terminate your stay at our discretion if you harass/verbally abuse our staff or neighbors.
