• Smoking: This is a strictly smoke-free property. Smoking anywhere on the premises, including balconies and common areas, is prohibited and may result in immediate termination of stay and fees starting at $500.
• Pets: Up to 2 dogs are allowed (40lbs combined weight). Pit Bulls, Bull Mastiffs, and similar breeds are not permitted. An additional pet fee of $100-$300 applies based on stay length.
• Noise: Quiet hours are observed from 9pm to 8am. The home uses decibel sensors to ensure neighbors are not disturbed.
• Requirements: The primary booker must be at least 22 years old. A valid government-issued photo ID and a matching credit card are required for all guests. A background check may be required per HOA rules.
• Penalties: $500 for removing smoke detectors; $200 for lost key fobs; $75/hr late check-out fee.
• Restrictions: No parties, weapons, or drugs are allowed. Outside guests are prohibited without prior permission.
• Incidentals: A $150 security hold is required, or guests may opt for a $35 non-refundable damage waiver.
