🏡 House Rules for All Guests

These rules are strictly enforced for everyone's safety, security, and quiet enjoyment of the property.

I. Safety and Behavior

Quiet Hours: Strictly enforced from 10:00 PM to 8:00 AM every day. Please limit coming and going after 10 PM so as not to disturb other residents.

Smoking/Drugs: No smoking, vaping, marijuana, or drug use of any kind is permitted anywhere on the property (indoors, outdoors, or parking lot). A violation will result in a $750 smell mitigation fee.

Occupancy: Only registered guests are permitted. Written authorization is required from the Host for any non-registered visitors. Unauthorized visitors will result in a $50 fee per person per night for the entire reservation.

Third-Party Bookings: No undisclosed third-party bookings are allowed. If you intend to book on behalf of someone else, please inform us prior to booking and obtain approval.

Security Devices: Do not tamper with, disable, or obstruct** the internet signal, smoke detectors, noise monitoring device, or video devices at the entrances. This will result in immediate termination of the reservation.

Open Flames: No candles, incense, or any other open flames are permitted.

Liability: We are not responsible or liable for accidents, injuries, or illness that occur on the premises, nor for the loss of personal belongings or valuables.

II. Property Care and Fees

Dishes: Please wash all used dishes before leaving the property.

Towels: Do not remove makeup with the white towels provided in the unit, please use black makeup towels.

Staff Only: Opening the staff-only locked closet will result in a $250 fee.

Keycard: Lost keycard will result in a $100 replacement fee.

Late Checkout: Checkout is strictly 11:00 AM. Late checkout will incur an additional $50 fee. If you require a late checkout, please inquire with us.

Early Arrival: Check-in is strictly 4:00 PM. We offer early check-in for a fee of $50 to be paid before checking in. Please let us know if you require an early check-in and we will do our best to accommodate, though it cannot be guaranteed. IV. Community Amenities

Mail: No mail services or packages can be delivered to the property address. Guests staying longer than 7 days must set up a temporary mailbox at a nearby facility (e.g., UPS Store).

Service Animal Policy

We are unable to host pets or Emotional Support Animals. We accommodate trained Service Animals as defined by the ADA. Guests must communicate this need prior to arrival and are responsible for the animal's behavior, sanitation, and any damage incurred.

IMPORTANT: LONG-TERM STAY REQUIREMENTS (28+ Nights)

For all reservations of 28 consecutive nights or more, a separate digital Lease Addendum is required. This Addendum will be sent for e-signature immediately after booking and must be signed to secure your reservation. This is necessary for compliance with local Wauwatosa tenancy laws.

Immediately after booking, you will receive a secure link to our third-party compliance portal, Happy Guest, to complete the following:

ID Verification: Mandatory photo ID verification for all registered adult guests.

Digital Lease Signing: Required e-signature of our Lease Addendum & House Rules.

Security Hold/Waiver: Completion of the required security hold or waiver process.

Key Terms of the Lease Addendum include:

Financial Obligation: The total rent for the term is due and payable as scheduled by the booking platform; non-payment is grounds for termination.

Property Condition: Guest acknowledges the Property is received in good condition and agrees to maintain it during the stay. Mandatory professional cleaning service every 30 days (billed at $90 per cleaning).

Termination: Provider reserves the right to terminate the agreement immediately for material breaches, including illegal activity or significant damage to the property.

Holding Over Penalty: Staying past the agreed-upon checkout date without host consent will result in a severe financial penalty (increased daily rent) and may result in legal proceedings.

Utilities: Utilities (electric, water, gas) are included in the rental rate with a cap for usage above a reasonable limit.

Security Deposit: A security deposit of $1000 is required for stays above 28+ days which will be refundable at the time of check-out and after inspecting the property for damage.
