Whispering Waters – Owner’s Rules
Check in / Check out: Check in is at 4:00 P.M. MST or later. Check out, is no later than 10:00 A.M. MST. Cleaning crews often arrive shortly after 10:00 A.M. Late departures or early arrivals MUST be arranged with the Manager in writing and are subject to additional fees.
Shoes and Boots: Dirty boots or shoes must be removed. No shoes on carpet please. Stains or additional cleaning due to dirty boots/shoes will be charged to guest.
Smoking/Vaping: This is non-smoking and non-vaping property. Smoking is not permitted anywhere within the residence or garage. Evidence of smoking/vaping in the home shall be subject to a $500-dollar cleaning fee up to the full amount of any cleaning or odor remediation necessary.
Parking: Parking is limited to four (4) vehicles including up to two (2) cars in the garage. Street parking is not allowed. Vehicles are to be parked in driveway or garage only. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. Do not drive on or down the secondary driveway heading to the pole barn.
Pets: No pets are allowed at the property for any period of time.
Occupancy: The maximum occupancy of this Property is ten (12). Guests beyond this amount are not allowed without advanced written approval from the Owner/Manager.
Securing the Property: We ask that you close any windows and lock the doors when away. Lock the dock storage, and tether the kayaks and pedal boat when not in use. When not actively coming in and out, please keep the garage door closed to keep out critters.
Dock: Use the kayaks and the pedal boat at your leisure. Always wear life jackets and supervise children. Follow all local laws regarding boating and life-jackets. NO glass down by the dock at any time. Please leave the dock and everything at the dock as you found it. Kindly clean off the boats/life-jackets and return and secure everything to its home. Use caution with all activities. No diving. Beware of surroundings, depths, floating or other debris, any critters, dock corners, cables, etc. Guests agree that all use of the dock is at their own risk.
Fireplace: The fireplace is propane. Guests shall not throw any paper or other combustible materials in the fireplace. Guests shall not roast/cook anything over any flames. Do not place any hard alcohol or anything flammable near any flames. Keep children away from any flames. Do NOT leave the fireplace unattended and turn off the flame completely after use.
Firepit: Fire to be kept in the metal fire pit at all times. Flames must only be camp-fire flames no higher than 2' high. This is not a bon-fire. Make sure to extinguish all flames and coals with water after use. Never leave fire unattended or children unattended near the fire. Only burn campfire combustibles (fire starter material and wood). Do not burn boxes, cans, cups, or through anything explosive or flammable into the fire. When in use, remember than quiet hours are at 9:30PM.
Grill: The BBQ grill is propane. Do not leave the grill on and unattended. Do not light with the cover closed. Check the grease catch to make sure grease does not spill over onto the floor. Wire-brush and clean the grill after use. Uncleaned grills may be subject to additional cleaning charges.
Plumbing: The home is on septic. Guests shall not flush anything other than toilet paper and waste. No feminine products, diapers, or other objects shall be flushed at any time or additional charges may be assessed.
Trash: All trash mush be placed in trash receptacle in the garage and not allowed to collect in the home. Trash or other food items must never be left outside. Kindly bag and tie all trash.
Check-out: Check-out procedures are posted on the back of the leather portfolio that was left on the kitchen counter. Please follow these instructions closely or additional fees may apply.
Keys: Should you receive any keys or garage remotes, they must be left at the residence or with the Manager. Un-returned keys or remotes are subject to additional fees.
Exterior security cameras: No cameras are present inside the home. A few exterior security cameras outside to help secure the residence. Any tampering or disabling of these cameras may result in immediate termination of lodging privileges with no refund.
Party-factors: No partying, loud noise or music, no glitter or bath bombs. Evidence of glitter or bath bombs will result in additional fees per the contract.
Reporting issues: Guest agrees to report any issues with the home so that they may be addressed if the issues could cause damage to the home or potential harm. Guest further agree to report any spills, stains, or damage caused during their stay. Accidental damage will often be covered by the damage policy associated with your stay. Accidents happen, but please let us know.
Respect: This home is rented to facilitate what we hope is the finest vacation for you and your friends and family. It is anticipated that you treat this home like your own, remembering that this is someone’s personal, highly valued residence—that its contents, inventory, furnishings, and amenities be treated and used thoughtfully. Please be “green” in your management of the home. Use water thoughtfully, turn off lights when not in use, and use linens thoughtfully. It is also anticipated, that your celebrations give thoughtfulness to noise-levels and nearby neighbors. Excessive partying, noise, or reckless activities will not be allowed. Guests acknowledge that partying complaints, calls to the police, or evidence of mistreatment of the property may result in the revocation of rental privileges with no refund. Quiet hours are at 9:30PM. Continue to have fun, just bring it inside. :-)
