Booking Guest must be at least 25 years old.

Reservation Requirement: Within 24 hours of booking, the reservation holder must complete our secure, app-free Happy Guest verification link. Through one simple link, you will provide a credit card for the $300 security deposit, submit a government-issued photo ID, and sign the rental agreement. Completion is required to finalize and keep your reservation confirmed.

The rental agreement can be reviewed in advance upon request.

Property Access & Use

*Only registered guests are allowed on the property after their check in time. No drive by visits before the reservation begins. *Stay within designated areas: grassy lawn and main living spaces. *The following areas are off-limits: Cabin, deck off the sunroom, wooded areas, backyard path, garage, lean-to, closet with keypad in Guest Quarters, and the woodshed on the Guest Quarters side. *No commercial activity or illegal use of the property. *Booking guest must stay overnight for the entire reservation. Subletting is not allowed.

Check-In, Check-Out & Occupancy

*Maximum occupancy: 4 guests. *Guests must check out on time — late check-out may result in a fee up to one night’s rate. *Quiet hours are 10 PM – 8 AM. No visitors allowed during quiet hours. *Visitors require prior approval; and count toward guest count on reservation. *Unauthorized overnight guests or visitors during quiet hours will incur a $300 penalty and may result in termination of stay.

Pets

*Pets allowed only with prior approval. *Cats are not allowed. *Service animals must be disclosed. *Pets must be on leash or restrained in some manner while outdoors. *Pets must not be left alone for extended periods and should be crated if unattended. *Guests are responsible for all pet damage. *Excessive noise may require pets to be kenneled offsite.

Children

*Children under 16 must be declared. *All children must be supervised at all times.

Hot Tub Rules

*Shower before entering the hot tub. *Use cover lifts — $75 fine for non-compliance. *No soap, oils, personal care products, glass, or foreign substances — $250 cleaning fee for violations. *No pets in the hot tub. *Swimsuits only (no street clothes). *No children under 5 in the hot tub. *Covers must be replaced after use. *Do not set temperature below 95°F.

Noise, Smoking & Conduct

*No parties or events. *No drunken gatherings or excessive drinking. *No loud or disruptive noise. *No smoking, vaping, or e-cigarettes indoors or near open doors or windows. Violations may result in eviction and up to $200 cleaning fee. *No illegal drug use. *No fireworks. *No confetti, glitter, feathers, or sequins. Fines up to $300 for cleanup. *No shooting of arrows, bullets, BBs, etc. *Respect neighbors and the quiet environment.

Care of the Property

*No shoes indoors. *Do not walk outside in socks or bare feet. *Use only provided laundry products. *No scented products (scented trash bags, air fresheners, or perfumed lotions). Violations may incur up to $200 cleaning fee. *Do not block or tamper with security cameras or Wi-Fi. *Do not leave doors or windows open while heat or A/C is running. *No candles indoors. *Outdoor fires only in the provided fire ring with the complimentary firewood. *Do not move furniture or rugs without permission. *Do not attach anything to surfaces in the house or anywhere on the property with adhesives, tacks, nails, etc. *Pick up all outdoor trash. *Park only on paved area in front of Guest Quarters in a manner that doesn’t block the driveway. Do not drive or park on grass. *Drive slowly (max 10 mph) on the private road and yield to other vehicles. *Any issues with the property maintenance, operation of equipment, cleanliness, etc. must be reported to the Host right away. This also includes any damage that occurs during the Guest’s stay.

Wood Burning Stove *Only host may start a fire in the indoor wood burning stove. *Guest must request before arrival. *Additional fee for start-up and cleaning is $99 and $45 per cart of wood. *Only provided wood, no other items, may be burned in the wood burning stove.

Before Check-Out

*Run all dirty dishes through the dishwasher. *Do not strip the beds. *Turn off all lights, TVs, and window A/C units. *Close all windows. *Return all remotes near their respective devices. *Lock all doors.

Other Important Rules

*Exterior security cameras are located on both the front and back of the property and must not be blocked. The hot tub has video coverage. *No mail or package delivery is permitted. *Lost & found items will incur a $25 handling fee plus shipping. *Any damages or violations may lead to fines, eviction, or loss of security deposit.
