Excessive noise is prohibited at all times. Smoking and Open Flames No smoking or vaping indoors. Outdoor smoking must be at least 20 feet from doors and windows with proper disposal. No candles or open flames inside the home. Pets If pets are permitted at the booked property, prior approval and applicable fees are required. Pets must be leashed outdoors, kept off furniture and bedding, cleaned up after, and crated if left unattended indoors. Unauthorized pets may result in removal and additional charges. . Prohibited Substances and Staining No hair dye, color treatments, or staining products may be used in tubs, sinks, showers, or anywhere inside the home. Guests are financially responsible for damage caused by prohibited items. Hot Tub If this property includes a hot tub, use is at your own risk. Shower before entering. No glass. No soaps or oils. Replace and secure the cover after each use. Children must be supervised. Misuse may result in additional fees. Pond, Pool, or Water Features If present, all water features are used at your own risk. Children must be supervised at all times. Swimming is prohibited unless explicitly permitted. Fishing rules, if applicable, must be followed. Shared Driveway and Acreage Some Timber Oaks properties may share driveways, parking areas, outdoor spaces, water features, or portions of acreage with another Timber Oaks home or guests. By booking, you acknowledge and accept the presence of other guests on shared portions of the property and agree to use shared spaces respectfully and safely. Property Condition and Wildlife Properties may be located in rural settings. Wildlife, insects, uneven ground, gravel drives, grass, and natural elements are to be expected. Booking constitutes acceptance of these conditions. Security and Safety Exterior security cameras may be present. No interior cameras. Tampering with security devices is prohibited. Guest Responsibility Guests are responsible for all damages, missing items, excessive cleaning, violations of these rules, or negligence. Costs may be charged to the payment method on file. Departure Expectations Place used towels in bathrooms. Start dishwasher if used. Secure all doors and amenities. Leave the property in reasonable condition. Verification and Agreement A rental agreement may be required. A Guest Verification and Protection Fee may be included and covers secure guest verification and stay protection through Truvi. Violations may result in fines, additional charges, or immediate termination of stay without refund as outlined in the Rental Agreement.
