House Rules and Penalty Policy

We strive to provide a comfortable and enjoyable stay for all our guests. To maintain the quality and safety of our property, please note the following:

Strict No-Smoking Policy: Smoking of any kind is prohibited inside the home. A penalty of $250 may be charged for any violations.

No Parties Allowed: Unregistered guests and parties are not allowed. It is a city regulation/ordinance to not allow parties or exceed occupancy limits (8) and a $500 penalty will be charged for non-compliance and/or immediate cancellation of your reservation with request to vacate the property.

Damage to Property: Accidents happen. Should you break or damage anything minor, such as break a glass or chip a plate, we won't charge. Just please let us know in advance so we can be prepared to repair or replace before the next guests.

If it's a larger issue (e.g. the TV screen!) we would like to agree the cost with you before you leave to avoid any later issues and to get things replaced/repaired for the next guests, so please get in touch as soon as possible.

Repair or replacement costs for unreported damages caused during a stay will be charged to the guest.

Hot Tub Usage: Hot tub use is at your own risk and for adult use only, max 6 occupants at a time. Proper care of the hot tub is required. Any damage or excessive cleaning due to misuse will incur a $150 penalty.

No wood burning fires in the fireplace. Use of the fireplace is prohibited other than the supplied electric log heater.

Pets: We are now welcoming up to one pet to join you during your stay!! We require an additional $100 pet fee per reservation. Your pet should not be left unattended inside the house unless fully crated. Closing off in a bedroom or bathroom does not count. Be cautious leaving your pet unattended in the backyard as one of the gates is not very secure. Please note that there may be additional costs for cleaning or damages caused by the pet. Unauthorized pets or failing to follow these rules could result in a penalty of $200 (in addition to any fees already paid).

Service Animals: We welcome ADA-compliant service animals. Please inform us in advance if you will be bringing a service animal. Damage Policy: While service animals are not subject to pet fees, guests are responsible for any damage or additional cleaning required as a result of the animal's stay.

Unauthorized late check outs are not allowed. Please contact us if you need a late check out and we will confirm if this can be accommodated. Unauthorized late check outs will incur a penalty of $100, plus an additional $200 if extended beyond 1 hour past check out time.

By booking, you agree to these rules and understand that violations may result in additional charges or the termination of your stay without a refund.
