Short Term Rental Agreement and Rental Rules   This short term Rental Agreement (the “Agreement”) is made by and between the owners of the property and the guest.    (See Name in reservation) (“Guest”) as of the date set forth on the electronically transmitted invoice of which this document as an attachment. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:   1)  The property is located  on 4th Ave West, Grand Marais, MN 55604 2)  The maximum occupancy is for the amount of people paid for in your reservation, not to exceed the number paid for in the listing. No addition people can be added to original booking number unless in writing in advance and added to this contract. Additional fees will apply.  3)  Guests agree to abide by the Rental Rules at all times while on the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while on the property. 4)  Guest shall allow Homeowner access to the property for the purposes of repair and inspection. Homeowner shall exercise the right of access in a reasonable manner.  5)  Rental Rate and Fees: Payment and fees are described on the reservation site. .  6)  Cancellation policy: 10% processing fee for all cancellations. No refunds within 60 days of arrival.  If you booked through Air BnB their cancellation and payment policy will take precedence.  7)  Insurance: We encourage all renters to purchase traveler insurance. 8)  Payment: Acceptable payment methods are via Credit card.  9)  If the premises appears dirty or damaged upon check-in, Guest shall inform Homeowner immediately. 10)  Owner reserves the right to cancel this contract and refund all deposits at any time in the event of unexpected circumstances out of the owner's control that compromise the property or the owner's ability to provide safe and or quality lodging to the owner's standards.  11)  There is no smoking on the property, all smoking must be off property.   12)  People other than those in the Guest party set forth in the reservation may not stay overnight in the property. Any other person in the property is the sole responsibility of the Guest. No parties or wedding related gatherings involving unpaid guests are allowed. If you wish to hold an event such as a birthday party, wedding gathering or any event involving non paying guests please contact owner for approval and a rate quote. The owner is not insured for gatherings and incurs extra expense. It is best to plan all non guest gatherings in the commercial spaces available in town. Please do not invite non paying guests over to do laundry or in any other way make use of the property.  13)   This unit is privately owned, the owners are not responsible for any accidents, injuries or illness that occur while on the premises or it's facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the Guest. By accepting this reservation, it is agreed that all guest are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite with or without permission to use the premises.  14)  Guest will keep the property and all furnishings in good order and will report anything that is not in good order.  15)  Guest will only use appliances for their intended purposes. 16)  Pets are permitted only with prior approval and the Pet deposit must be paid. 17)  Parking: Parking is permitted in designated areas and on 4th Ave West. In winter there is an alternate side street parking requirement during snow events. Please seek information from us or the city to make sure your vehicle is safe.  18)  Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels if you feel you will use them. We do not permit towels or linens to be taken from the property.  19)  Storms: No refunds will be given for inclement weather. We do not refund due to road conditions or illness or death.  20)  If a grill is present, guests will provide their own charcoal for the grill. 21)  Most of the cabins do not have an outdoor fire feature. If yours does have a designated fire feature, then guests will provide their own firewood for any outdoor fire feature. No fires after 11:00 PM, No untended fires ever, no fires during burning bans. Firewood is available locally and must be acquired locally. No wood burning fireplaces exist in the cabin. 22)  All noisy activities (loud socializing etc...) are to be taken inside by 10:00 at night.  23)  Grand Marais has a vibrant music scene and live outdoor music is common in the summer. Due to the advantageous location of  your Cabin, outdoor music can be heard many evenings of the summer.  24)  Check in time is anytime after 4:00 PM and check out is by 11:00 AM. Please, no late departures, our cleaners are paid a living wage by the hour and they begin sharp at 11:00 AM, and we will have to pay them to stand around.    Pet addendum   In the event that the homeowner has registered a qualifying pet (see below- dogs only) with the owner and paid the fee, it is hereby agreed by and between Homeowner and Guest that homeowner will allow guest to have the registered pet(s) and no others in the property and subject to the terms of the rental agreement and rules. The dog fee is $100 per dog.       All pets must comply with the following specifications unless approved by manager or owner:   Pet Rules We want to be accepting of dogs. We love our dogs. But if we incur property damage from dogs we will remove ourselves from accepting dogs. That future is up to you. If you love dogs and dog culture, please be a good ambassador of dog culture.  Our rules are common sense if you consider the value of our property and our setting here in Grand Marais. We put forth great effort and expense to maintain the cleanest, nicest vacation rental you can find. Please help us by following the rules. These rules are non negotiable and if you are found violating them you will not be allowed to return and may incur fines:   1)  No dogs can be left unattended at all for any length of time without portable kennels. Pets can get nervous in new surroundings and cause property damage with scraping, urinating, and can cause irritation to neighbors with barking or howling when you leave for dinner etc... If you have any issues with keeping your pet in a portable kennel please let us know. If your dogs are not comfortable or have not been habituated to a portable kennel you are perfectly welcome to put your pets in the car with you when you leave as long as it is not too warm out- which rarely happens in Grand Marais.  2)  Your dog is never allowed off leash. Grand Marais has a leash law, and we have busy roads near by and resident or visiting dogs on all sides that do not need the provocation.  3)  Please clean up after your pet immediately, do not wait until you are completing your stay. Garbage cans are available on site inside the car port.  Do not let your dog do their business right near the home or near the sidewalks, and especially not on the corners of the home, the fences or rock walls. 4)  There are many great walks for you and your dog, if you need tips let us know. But just going down to the harbor is a great treat for most. Taking them just up the hill to the grassy curbside areas is a quick way to take care of business and is popular with the doggos. And if you want some space for them to run off leash there is a dog park up the hill. Ask us how to find it.  5)  No dogs on beds or furniture without a clean, freshly washed blanket. We use quality quilts and bed coverings and very expensive sofa material and dogs can not be allowed to scratch it and claw as it instinctively as they prepare to lay down. This could remove your protective blanket and then they would be able to damage the textiles underneath.    Thanks so much for your respect and consideration. We would love to meet your dog! Grand Marais Vacation Rentals direct reservation cancellation policy (not applicable if you are booking through AirBnB): 10% fee for all cancellations after 48 hours grace period from placing reservation 90% refund up until 60 days before reservation No refunds within 60 days of reservation   No cancellations due to weather, or illness or death.   If you booked through Air BnB their cancellation and payment policies will be in effect.  Please review their policies on the Air BnB site.
