HOUSE RULES

• We require third party verification via Super Hog. We are committed to protecting our properties and keeping up-to-date with short-term rental regulations, which is why you will be asked to complete our independent verification. Before your booking begins, you will need to verify your details with us to complete your booking. You will be contacted via email and/or text to complete the verification. You will also be given the choice between paying a refundable deposit or buying a non-refundable damage waiver. We suggest you buy the damage waiver as this protects you in case you cause accidental damage during a booking.

• Parking passes are required for all vehicles on site. Security actively monitors the neighborhood. Amenity Wristbands are required for access to the pool, tram, and beach.

• Check-in time is after 4:00 p.m. CST. Check-in will take place at the property. Management will use reasonable efforts to have the property ready at check-in time, but during peak season cannot guarantee the exact time of occupancy. During peak season, we cannot offer an early arrival time.

• Check-out time is at 10:00 a.m. CST. Check-out will take place at the property. During peak season, we cannot offer a late checkout time.

• Rental agreement must be signed and primary guest must submit a picture of photo ID prior to arrival in order to gain access to the home.

• Age requirement policy: You must be at least 25 years old to book. One (1) parent or guardian over the age of 25 must be present and staying in the property for every three (3) guests between the ages of 15 and 25.

• Quiet Hours are from 10:00 pm - 8:00 am. Guest will not have parties, host events, make loud noise or do anything that could disturb the neighbors. Violations may result in immediate eviction and forfeiture of rent.

• We pride ourselves in offering high quality, luxury towels and linens for our guests. Please help us continue to provide this service by refraining from eating or drinking in bed and by removing all makeup prior to using linens and white towels. Black makeup towels and disposable makeup wipes have been provided for your convenience. We appreciate your cooperation. Guests will be subject to paying for the replacement of any stained towels and/or linens.

• No Smoking allowed. Smoking in any form (e.g. cigarettes, cigars, “e-cigarettes” or “vapes”) are not permitted. No exceptions will be made. Guests who violate this policy will be charged an additional $500, plus the expense of steam-cleaning and deodorizing. Violations will result in immediate eviction and forfeiture of rent.

• No Pets allowed. Guests who violate this policy will be charged an additional $500 fee, plus the expense of steam-cleaning and deodorizing this property.

• This Rental Property has a maximum occupancy of 14 persons for the main house and 2 persons for the carriage house. At all times, the maximum occupancy is the number the home sleeps, including infants.

• Guest is responsible for the cost to clean, replace or repair any damage to the Rental Property or any of its contents. Any breakage, damage, dirt/mess/stains requiring excessive cleaning to Rental Property or its contents or any other costs incurred by Homeowner due to Guest’s stay at the Rental Property will be charged to the Guest.

• Guest will only use furnishings for their intended use. Furnishings are subject to change without notice.
