House Rules, Terms, and Conditions

By booking Petty's Place, you and your guests acknowledge that you have reviewed, understood, and agreed to the terms below:

OCCUPANCY: Your reservation must include all guests staying on the property. Visitors or guests not on the reservation require pre-approval and must never exceed a total of four (4) individuals.

NOISE AND PARTIES: Parties, events, gatherings, or special occasions are strictly prohibited. If neighbors can hear your music, it's too loud. If Petty's Place receives any noise complaints, you will be fined $500, your reservation will be canceled, and no refund will be issued. There is zero noise allowed after 10:00 PM and before 8:00 AM.

PETS: Petty's Place is a pet-free environment. If any evidence of an unauthorized pet is discovered, the Guest authorizes a $500 additional cleaning fee.

SMOKING: Smoking of any kind—including cigarettes, marijuana, vaping, or other tobacco products—is strictly prohibited in the unit or on the property. If any sign of smoking is found, the Guest authorizes a $500 cleaning fee and will be escorted off the premises without a refund.

CHECK-IN AND CHECK-OUT: Check-in time is 4:00 PM; check-out time is 11:00 AM. Failure to vacate by 11:00 AM will incur a $250 late check-out fee.

PARKING: There is one parking spot per unit. Guests must only park in their assigned parking spot. Parking in another guest’s space will result in the vehicle being towed at the owner’s expense.

EARLY CHECK-IN: Early check-in is available for certain bookings. The cost is $20 per hour before check-in time or $60 for a 12:00 PM check-in. Early check-in is not guaranteed and can only be confirmed the day before arrival. If an urgent maintenance issue arises, early check-in may be canceled and the fee refunded. To request early check-in, please contact the Host. If approved, a separate fee request will be sent within the system.

CLEANING: Petty's Place is cleaned and inspected by a third-party cleaning team before arrival and after departure. Please keep the space tidy, report any damages, and do not rearrange furniture.

SEWER USE: Only toilet paper is permitted in the toilet. "Flushable" wipes and other products are not allowed. The plumbing system is sensitive—flush early and often and avoid overstuffing the toilet with paper. Guests are responsible for any plumbing issues they cause. A clogged toilet fee is $250.

EXCESSIVE WEAR AND CLEANLINESS: Drink coasters are provided and must be used on all furniture. If excessive wear and tear or intentional damage is discovered, or if extra cleaning is required (due to spills, stains, trash left behind, or damage to furniture, linens, or finishes), the Guest authorizes additional fees. A receipt will be provided upon request or as required by law. If any sign of smoking is discovered, a $500 fee will be charged.

SURVEILLANCE & WIFI: Petty's Place utilizes external surveillance cameras for guest safety and property security. There are no cameras inside the unit. Guests may not tamper with, block, or redirect the cameras. Disconnecting the WiFi is not permitted. If WiFi goes offline, the Host may enter the unit at any time to resolve the issue.

MAINTENANCE & ACCESS: Hosts reserve the right to enter the unit during a guest’s stay for maintenance or emergency reasons. If a maintenance issue significantly affects your stay and cannot be resolved within 12 hours, we reserve the right to offer a refund or relocation at our discretion. Approved third-party vendors may access the unit as needed.

LONG-TERM STAYS (28+ DAYS): For stays over 28 days, guests authorize the host to conduct a mid-stay check-in on day 14.

WEATHER & UNFORESEEN EVENTS: Petty's Place and its operators are not liable for disruptions due to weather, utility outages, natural disasters, or events outside our control. No refunds will be issued due to such conditions. Travel insurance is strongly recommended.

INDEMNITY: Neither Petty's Place nor its owners assume liability for loss, theft, damage, or injury to guests or their visitors. Guests release and discharge the owners, affiliated contractors, and vendors from all claims arising from occupancy and agree to hold all parties harmless.

FALSIFIED BOOKINGS: Reservations made under false pretenses (e.g., misrepresented name, age, or party size) will result in immediate cancellation, removal from the property, and forfeiture of all payments.

LIMITED SHORT-TERM RENTAL: This agreement does not create a lease or long-term tenancy. It grants temporary licensed use for the reservation period only. Subletting is prohibited. No recurring rights are implied.

FORCE MAJEURE: If your stay becomes impossible due to events outside our control (e.g., pandemic, evacuation, or government action), Petty's Place may cancel and provide a refund, partial refund, or credit for future use. No refunds are issued for weather conditions. Mandatory evacuation orders must be followed.

CRIMINAL ACTIVITY PROHIBITED: Illegal activity of any kind, including unlawful internet use, is strictly prohibited and may result in removal from the property, fines, or legal action. We cooperate with law enforcement investigations as required.

GENERAL TERMS: If any section of these House Rules is found invalid, the remainder remains in effect. These terms are binding and apply to guests and their successors. This agreement complies with federal, state, and local Fair Housing laws. Payment constitutes acceptance of all terms above.
