The cozy living area is equipped with board games and a Smart TV, while the fully stocked kitchen is ready for a home-cooked meal or a fresh cup of coffee. Outside, a huge lifted porch offers lounge seating and a dining table to enjoy peaceful river views. Below the house, you will find a grill and a gas fire pit perfect for s'mores, along with an outdoor shower and a lower-level bathroom to wash off after a day on the water.

Located on quiet, secluded land, the property is only a few miles from town for restaurants and grocery stores. It is a 20-minute drive to Bella Vista and 35 minutes to downtown Bentonville. Please note that a car is recommended as the home is located off a gravel road.

• Pets: Dogs only (max 3) allowed with a $90 fee per dog. Cats or undisclosed dogs incur a $400 fine.
• Smoking: Strictly non-smoking; indoor smoking results in a $1,000 fine plus remediation costs.
• Conduct: Parties or actions causing disturbances, damage, or excessive cleaning result in a $1,000 fine.
• Checkout: Unauthorized delays incur a fee of $100 per hour.
• Important Notes: The home is near a train track and may be loud during passes. It utilizes a private, filtered water well (bottled water is advised for drinking) and a private septic system (toilet paper only).
• Safety: Be alert to the steep, potentially unstable 10-foot riverbanks. Use only designated river access points.
