CANCELLATION POLICY: Please understand the cancellation policy before making your reservation. We will honor the cancellation policy, no exceptions. TRUVI IDENTITY VERIFICATION & SIGNED RENTAL AGREEMENT: These additional steps are required for all bookings. Truvi verified bookings will include up to $300 in accidental damage waiver protection. NOT ALLOWED: No smoking of any kind, unauthorized parties, events, or extra visitors, no street parking, no EV charging, no open flames, candles, tape, glitter, confetti, body oil, rose petals, crypto mining, firearms, illegal activities, or furniture rearrangement. MINIMUM AGE TO BOOK: 21 years old. QUIET HOURS: 9P-8A. SURVEILLANCE: One Ring doorbell is located at the front door and points toward the porch, landing, steps, yard. A second Ring doorbell is located at the kitchen door and points toward the porch, landing, steps, yard, and fence. The Ring is a motion sensitive recording devices and operational 24/7/365. The host has access to the cameras and the video recordings at all times via the Ring app. There are no cameras inside the home. CHECK-IN: Check-in info will be sent 2 days before arrival (once Truvi ID verification + signed rental agreement received). Guest will receive lockbox code to access to a physical key. Check-in is at 4:00 PM.

CHECK-OUT: Check-out info will be sent the day before check-out. Check-out is at 10:00 AM. Unauthorized late check-outs (10:15 AM or later) or lost keys incur a $100 fee. Unauthorized late check-outs at 11:00 AM or later will be charged an additional night at current market rate. PETS – Two dogs are allowed with prior host approval. The fee is $95 for up to 7 nights. The second dog fee ($95 for up to 7 nights) and/or for pet stays longer than 7 nights, an additional fee of $15 per night will be collected after booking. Let us know about your dog when booking so we can plan accordingly. Dogs must be current on vaccinations, heart worm and flea/tick regime. Documentation may be required. NO REFUNDS: No refunds for unused nights or early check-outs. "AS IS" PROPERTY CONDITION: We aim for smooth functionality, but occasional maintenance or unavailability of amenities (like WiFi, appliances) may occur. Report any issues within 24 hours of check-in. PESTS: Our property is treated for pest control, but Oklahoma’s nature may visit. No refunds for pest encounters. GUEST RESPONSIBILITIES: Guests are responsible for damages, injury, or loss on the property. All guests are encouraged to purchase their own trip insurance. Report any issues or damages ASAP. Please leave the space as you found it. DAMAGE WAIVER: A non-refundable damage waiver is included with your stay to cover minor accidental damage (like broken glass or small spills), up to $300 in coverage (for Truvi verified bookings only). It doesn’t cover pet damage, negligence, or intentional acts.

Leave used beds unmade. Put any last minute dishes in the dishwasher. Remove any food/drink that you brought to the property. Pick up all pet waste from the yard & discard in outside trash bin.
