This spacious 3-bedroom, 2-bathroom home accommodates up to 6 guests with a king bed in the master suite, a queen bed in the sophisticated second bedroom, and a twin bed in the fun-filled children's themed room. The master bedroom features a walk-in closet and ensuite bathroom with direct pool deck access, while the other two bedrooms share a well-appointed bathroom with bathtub.

Recently updated with fresh paint and plank flooring throughout, the home showcases a bright living room with comfortable leather sofas overlooking the pool deck. The modern kitchen boasts new stainless steel appliances including dishwasher, microwave, and full-size refrigerator, plus everything needed for family meal preparation. Enjoy quick bites at the breakfast nook or gather around the large dining table for memorable meals together. Entertainment options include a large smart TV with cable, pool table, and dedicated children's playroom.

The west-facing pool deck captures afternoon sunshine in complete privacy with no rear neighbors. Disney World is under 25 minutes away, Universal Studios just 35 minutes, making this the perfect vacation base. Check-in begins at 4:00 PM with checkout at 10:00 AM. Please note guests use the pool at their own risk, and pets are not permitted. Long-term stays are welcome at this exceptional Davenport retreat.

Thank you for considering a stay with Fairways Florida Villas. We are a professional property management company that is family-run and established for over 15 years. We care for 80+ homes in the Orlando area and strive to uphold high standards of cleaning and maintenance. In return, we ask guests to respect the home for the enjoyment of all.

If you would like pool/spa heat, please request this in advance - heating is $30 per day (3 day min), although may be discounted for long stays. Guests use pool at own risk.

All pools are cleaned once per week. BBQ rental available: 3 burner $89 per week / 4 burner $99 per week incl tank of propane (needs to be ordered 7+ days in advance - BBQs not stored at the home)

The property is within a HOA-managed community which ensures a high standard environment. Any HOA rules or resulting violation fines will be the responsibility of the guest. Key considerations are excessive noise after 10pm and parking - please use the driveway - no parking on grass or blocking the sidewalk / mailboxes at any time.

Please speak with us before sending mail to the home, as not all properties are set up to receive from USPS.

No pets or smoking inside is permitted - guests will be charged an additional clean fee to cover additional cleaning costs.

The person making the booking must be 25 years of age or over.

We ask guests to report any maintenance items and we reserve the right to enter for resolving urgent items. Issues reported after departure will not be compensated.

The home is self-catered (your own groceries/supplies are required) although we do leave some complimentary welcome items (dishsoap, cloth, dishwasher tab, trash bag, kitchen paper roll, coffee/tea pack, a toilet roll and soap bar per bathroom) for an easy arrival.

Due to staffing and cleaning availability over the holidays, arrivals on Dec 25th are not possible unless pre-agreed.

Please advise if a late checkout is required at least 48 hours in advance. If possible, a $45 amount is due. Unauthorized late checkouts will be billed where the cleaner arrives but cannot clean.

The cleaners will take care of washing all towels and bedding. Please place all bagged trash in the outdoor can, ensure lights/appliances are off and all doors/windows are locked as you leave. We hope you enjoyed your stay!
