Must sign rental agreement upon booking and upload Government ID. Please note we are API Connected to a hotel-style software called OwnerRez to safely and securely take off-platform IDs, and rental agreements.

1. Guest agrees to abide by all rules and regulations contained herein or posted on the premises.
2. CHECK-IN AFTER 4 P.M./CHECK-OUT IS BY 10 A.M. Priority check-in MAY be available at a cost of $50. Limited slots are available. Must be booked at least 48 hours before check-in. Contact your host for further information. If a guest takes possession of the unit by arriving prior to check-in time or being physically in the unit or placing the guest's belongings in the unit after notification of a delay in check-in time, cleaners cannot complete their work. The guest accepts the condition of the unit as-is regardless of condition. There will be no refunds due to cleanliness issues if cleaners are unable to complete their jobs, and a $50 early arrival fee may apply.
3. NO SMOKING OF ANY KIND IN UNIT OR ON BALCONIES - Smoking will result in a minimum charge of $250 for remediation services. Smoking of illegal substances will result in a call to law enforcement. Guests caught smoking will be removed and no refund will be provided.
4. NO PETS ALLOWED PER HOA - If you arrive with a pet that has not been approved, you will be removed and no refund will be provided. If the presence of your dog results in a fine to the owners by the HOA, you will be responsible to pay that fine. 5.The property rented will be returned in the same general condition in which it was rented, and the Guest will be responsible for all damage and/or loss that occurs during the rental period.
5. There will be no refunds for late check-in due to delays in cleaning or maintenance. Every effort is made to prepare units on time. However, delays can occur, depending upon circumstances. Guest can assist cleaners in preparing for next guests by following check-out instructions and checking out on time.
6. Late checkout without written permission from the host will result in a charge of 2x the average nightly rate for the time the guest is staying. If this results in a cancellation of a subsequent reservation, the guest will be liable to reimburse the host for all of the lost revenue due to the cancellation.
7. Guests hereby acknowledge and grant specific permission to Manager, Owner, or their Staff to enter premises at any time for inspection purposes. The guest will not deny access to any employees or contractors sent to service the property or realtors sent to show the property, if applicable. Regularly scheduled extermination services are mandatory, and guests will not deny exterminators access.
8. Daily maid/towel/linen services are not provided.
9. No rearranging furniture. Rearranged furniture will result in an added cleaning charge (to put things back). Damaged furniture (for any reason) will result in replacement charges. If 1 part of a matched set cannot be replaced, the guest agrees to replace the full set.
10. NO INDOOR FURNITURE ON THE BALCONY - This will result in damage charges if the furniture gets wet/damaged.
11. Broken items not reported on the first night of a stay will result in a charge for damages.
12. Linens, towels, and other fabrics may show wear or small stains due to heavy use and frequent laundering. There will be no refunds due to set in stains or wear and tear to fabrics.
13. The guest accepts full responsibility for the condition of towels, linens, and other bedding when they use them. Stains and damage that would be unreasonable to use for future guests will result in replacement charges. If 1 part of a matched set cannot be replaced, the guest agrees to replace the full set. Linens, towels, and bedding provided should not be removed from inside the property by the Guest for any reason and will not be left on balconies or given to building staff at any time, as they are part of the private rental of the Property and not part of any building's linens program. 15. PRIOR TO CHECKOUT, the guest will wash their dishes, empty the refrigerator, pick up all visible debris from the floors and furniture, and bag all trash. Any trash in excess of 1 bag per can will be removed to designated trash areas for the building. The guest will set the air conditioners to COOL and 69 degrees prior to leaving and will leave drapes open.
14. Cleaning INCLUDED in your departure cleaning rate: vacuuming, dusting, surface cleaning, towel/linen laundry, making beds, and putting away clean dishes.
15. NO PARTIES. DECIBEL METERS MAY BE IN USE AND DISTURBANCES WILL RESULT IN REMOVAL BY SECURITY OR LAW ENFORCEMENT WITH NO REFUNDS. Posted quiet times will be observed by guests.
16. POOL ARMBANDS/KEYCARDS/PARKING PASSES/KEYS – These items must be returned to where they were obtained. If they are not left for the next guests, there is a charge of $10 for each missing silicone pool band. The replacement charge for standard parking passes is $10. 19.Guest’s obligations include but are not limited to keeping the premises as clean and safe as the conditions of the premises permit and causing no unsafe or unsanitary conditions in the common area and remainder of the premises that Guest uses.
17. Guests agree not to use the premises for any commercial activities or purpose that violates any criminal law or governmental regulation.
18. Guest will pay for all damages, missing items, and charges for fines/fees incurred by the owner/manager as a result of the misuse of this rental, and any/all legal and collection fees incurred by the owner/manager plus the statutory maximum interest rate for any unpaid portions of these charges after 30 days of non-payment. The guest agrees that they will not “charge back” any amount charged to cover damage/misuse/theft/rental fees.
19. RENTER AGE – Renters under the age of 25 must obtain written permission from the host in advance of booking. Names and identification may be requested by the host. All guests not accompanied by a parent must be at least 18 years old.
20. The maximum number of guests is listed in the ad and will not be exceeded. a. No fraternities, school, civic, or other non-family groups are allowed unless the Manager grants prior approval. In no event shall Guests assign or sublet the Rental Property in whole or in part.
21. The renter will have access to only those amenities listed in the advertisement to which he/she responded and will not attempt to access locked areas of the unit or building/resort. The host is not responsible for the guest's failure to read the listing description regarding amenities and guest access, and no refunds will be given for this.
22. Any reservation obtained under false pretense will result in cancellation/removal of guest with no refund.
23. Parking pass quantities may be limited by the resort. It is the guest's responsibility to verify if enough passes will be provided for their needs. The property does not allow any kind of trailers, campers, RVs, boats, and motorcycles. It is the guest's responsibility to verify parking rules. There will be no refunds if parking is full, if there are not enough passes provided, or if there are restrictions by the building. The host is not responsible for guests' vehicle being towed, damages to vehicles, or personal belongings left in vehicles.
24. If the owner/manager does not hear from the renter by 9 pm on the evening of arrival, it will be assumed that the unit is acceptable to the renter and in good condition.
25. The owner/manager is not liable and there will be no compensation for failures of appliances, electronics, utility outages/issues, pools, hot tubs, amenities, elevators, building mechanicals, fabric stains, for weather-related issues or evacuations, or for any cancellations or closures of amenities, events, or area businesses. To the extent that any of these issues are in the control of the host or owner, every reasonable effort will be made to assure that appliances and decor will be and remain in good working order.
26. The guest assumes all risk involved with the use of this condo, the balcony (if applicable), and all other areas of the resort property or association grounds for the renter and all persons, including minor children, entering the property. 30.The guest agrees to save, indemnify, and hold harmless the owner, property manager, resort, homeowner’s association, contractors, their respective insurers, and any animals owned by any of those entities for any/all loss, damage, expense, penalty, personal injuries (including death), or loss of property sustained by any person whatsoever as a result of the use of any portion of the premises or the surrounding area of the property. The renter assumes full responsibility for all persons entering the premises during the renter's contracted time of stay.
27. In the event Manager is unable to make Rental Property available for any reason other than described above or a reasonable substitute as determined by Manager, Guest agrees that Manager's sole liability because of this unavailability is to provide a refund of all monies paid under this Agreement and Guest expressly acknowledges that in no event shall Manager be held liable for any special or consequential damages which result from this unavailability.
28. Manager may terminate this Agreement upon the breach of any of the terms hereof by Guest or misrepresentations made when booking. Guest shall not be entitled to the return of any rental monies paid under the terms of this Agreement and shall vacate the Property immediately or face removal by the host, management, security, or law enforcement.
29. A security deposit or authorization is required. Damages, theft, other losses, balances due, and failure to abide by this rental agreement, will result in the security deposit being retained by the host. Should the damages exceed the amount of the Security Deposit of $250.00, the Guest agrees to pay the balance within five (5) business days after receiving notification. Deposit to be processed by Host on Guest's Credit Card. Deductions from Security Deposit may include, but are not limited to the excess cleaning fee, trash removal fee, missing item replacement costs, dishwashing fee, damaged item replacement or repair costs, repair costs of buildings or grounds, failure to abide by the rental contract, or other service call fees. The manager is under no obligation to use the least expensive means of restoration.
30. IF YOU ARE ON A PAYMENT PLAN AND YOUR RESERVATION IS CANCELLED FOR NON-PAYMENT FOR ANY REASON, THE NORMAL CANCELLATION POLICY APPLIES, REGARDLESS OF HOW THE BOOKING WAS MADE. For non-Airbnb guests: If a booking is made more than 30 days in advance, a payment of 50% will be taken by the manager or owner at the time of booking. Any remaining balance must be paid by 30 days prior to the arrival date. This is the standard payment plan unless another agreement is reached prior to booking. For Airbnb guests: Airbnb handles the collection of payments and your payment agreement is whatever option you selected at the time of booking.
31. Agreement shall be enforced under the laws of the state within which the Rental Property is located, including any applicable rental acts of that state, and represents the entire Agreement. Any amendments must be in writing and signed by both parties. In the event of a dispute, legal action may only be instituted in the county within which the Rental Property is located. If any part of this Agreement shall be deemed unenforceable by law, that part shall be omitted from this Agreement without affecting the remaining Agreement. Manager shall conduct all brokerage activities in regard to this Agreement without respect to the race, color, religion, sex, national origin, handicap, or familial status of any Guest.
32. THE GUEST HAS READ AND UNDERSTANDS THE FOLLOWING CANCELLATION POLICY AND AGREES TO IT BY BOOKING. •Airbnb guests – Airbnb’s STRICT cancellation policy. •NON-AIRBNB GUESTS - THE CANCELLATION POLICY IS AS FOLLOWS: 60 DAYS or more prior to check-in: 100% refund less a $50 administrative fee; 31 to 59 DAYS prior to check-in: 50% refund of total rent charge, full refund of cleaning fee, less a $50 administrative fee o1-30 DAYS prior to check-in: no refund of rent, full refund of cleaning fee, less a $50 administrative fee. DAY OF ARRIVAL: No Refunds. NOW, THEREFORE, in consideration of the mutual agreements and covenants herein contained, Guest has read and agreed to the following: I understand the rules and rental conditions upon which I am agreeing to rent accommodations, equipment, and use of the property. I acknowledge and accept that the sole responsibility for safety lies with the participant.

In agreeing to this, I acknowledge that outdoor activities and exposure to the natural elements and animals can be dangerous and sometimes result in injury and even death. Steps and decks can be slippery, animals and insects can threaten and infect or injure, exposure to the elements can cause hypothermia, sunburn, among other risks inherent in participating in camping, outdoor and water activities. I know that alcohol and/or drugs do not mix safely with any outdoor activity. I am over the age of 18 and assume responsibility for those in my charge under the age of 18. I hereby assume all legal responsibility for bodily injury to me or to any person on the property as a result of my visit and use, operation or possession of equipment hired or loaned to me.

Acknowledging this, I accept complete responsibility for the minor children and myself in my charge and visit the property and equipment and engage in activities or events at my own risk. I will abide by the rules and accept these rental conditions: •The property I rent will be returned in the same condition in which it was rented and I will be responsible for all damage and/or loss that occurs during my rental period. •I agree to hold harmless and to indemnify the Owner of the Rental Property against all loss, damage, expense, and penalty on account of personal injury or property damage to the rental dwellers, the undersigned or to any minor child or children in the charge of the undersigned, howsoever arising, whether by act or acts or failure to act of the employees, owners or animals of the said company or property owners or not. •I acknowledge receipt of the property in good order and condition (if found otherwise per my arrival I will contact Owner immediately) and further agree that the Owner of the Rental Property shall not be liable for consequential damages of any kind or nature from whatever cause arising, whether property or equipment is loaned or rented. •I enter into agreement freely with the Owner of the Rental Property at my own risk, acknowledging the risks inherent in indoor and outdoor activities and assume any and all responsibility for the minor children and myself in my charge. •All parties agree to and will comply with Federal, State, and County pollution laws and any other applicable laws and regulations.
