Deposit-

Other Booking Channels A deposit for guests will be held virtually and only utilized if damage or violations occurred during your stay. The reservation will be confirmed upon payment through your booking channel of preference and your electronic agreement to the rental agreement.

Housekeeping Fee – A non-refundable fee of $175.00 per stay is required and due 30 days in advance. Daily maid service is not provided.
Pet Fee – Pets are only permitted at this property with prior approval. A $100 pet fee applies. This is not a deposit; it is an extra cleaning fee. Pets must always remain on the rental property and on a leash (please use crates if you are leaving property without the pet). Pet owners are responsible for cleaning up any/all pet refuse. Pets are not allowed on furniture at any time and are not allowed inside the house when wet. Any evidence of pets on furniture may incur extra cleaning fees. All pets must be up-to-date on rabies and all other vaccinations. All pets are to be treated with flea and tick repellent three (3) days prior to arrival. All items above are the sole responsibility of the pet owner. The property owners assume no responsibility for illness or injury that pets or humans incur while on the premises. Size and Quantity of pets: You may bring one dog up to 60 pounds or two smaller dogs up to 60 pounds. An additional medium size dog or third small dog may be added on with prior approval for an additional $100 fee. You may not bring more than three dogs. We do not allow cats, birds, or other types of animals. Payment– Rent, Deposit and Housekeeping Fees must be prepaid in the form of Credit/Debit Card 30 days before arrival date. Cancellations – A thirty (30) day notice is required for cancellation by either party. Cancellations made within 30 days of the arrival date, forfeit the Rent, Deposit and Housekeeping fees. Maximum Capacity- The maximum number of overnight guests is limited to ten (10) persons. Exceeding this number may result in eviction and forfeiture of Rent and Deposit. Special Occasions – This property is NOT available for rental to individuals or groups celebrating Spring Break, Prom or large parties. If it is discovered that a reservation was made using false or misleading information, the reservation will be subject to immediate termination, eviction of all occupants and complete forfeiture of security deposit and rental fee. Should any damage occur to the property, Tenant will be responsible for all repairs or replacement necessary to bring the properly hack to its original condition. Age Requirement- The guest renting must be at least 25 years of age and be present during the entire rental. Security Cameras/Audio detecting devices – This home is equipped with outside video surveillance and/or loud noise monitoring devices. Children- The renter always agrees to use extreme caution when occupying property and ensure appropriate supervision of children of all ages. Children should NEVER be allowed to roam alone or enter lake alone without adult supervision. Lock Keypad – The key code for the keypad will be sent to you within 72 hours of check in.
Inclusive Fees – Rates include a one-time linen-towel setup. Towels and linens are NOT to be removed from the unit. Maintenance - The Owners strive to maintain the property in optimum working condition, but appliance and mechanical problems can arise. Should an appliance or mechanical malfunction occur during your stay, you agree to notify property manager immediately. Owners are not obligated to provide refunds due to short term appliance or mechanical malfunction that occurs during your stay. Prompt notification allows for property manager to remedy the situation with minimal disruption to your stay. Amenities- Unit is equipped with the following:  Kitchen necessities- trash can, microwave, coffee maker, dinnerware, glassware, flatware, cooking utensils & vessels.  Minimal paper/disposable products are available- toilet tissue, paper towels, and cleaning supplies.  *Kayaks- Kayaks are available for guest use, if coordinated with the property manager prior to check-in. Code will be provided during check-in process. Kayaks will be inspected after check-out. Damage (other than wear and tear) will result in forfeiture of deposit.  *Fire pit – Outdoor fire pits and/or chimineas are permitted for responsible use only. No guarantee that firewood is available for use; please bring your own firewood. Do not throw any paper, trash or other combustible materials, aside from firewood, in the fire pit or chiminea. Locally issued burn bans may prohibit the use of the fire pit and chiminea. Renters are responsible for asking property manager if a burn ban is in effect. Owners are not responsible for any fines incurred by renters while burn bans are in effect.  *Foosball table-Damage to the table or loss of balls may result in reduction of deposit.  *Parking- Limited to six (6) vehicles. Vehicles are to be parked on driveway only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.  *Boat Dock/Pier- Use of the boat dock for renter owned/leased watercraft is limited to boat tie-up only. The water around the boat dock and pier may be shallow, contains tree stumps and other potential debris and is not appropriate for diving/jumping into. Steps or ladders into the lake may become slippery; use extreme caution. Property owners assume no responsibility for injury incurred while on the premises.

Contents and condition of the unit are inventoried and inspected before and after the Rental Period. Missing items or damage will result in a forfeiture of Deposit. If the total cost of repairs exceeds deposit, you will forfeit your deposit and be charged for additional damages. Property Rules and Regulations:

Violations of the following rules can result in forfeiture of deposit and eviction: Alcohol Consumption- Adults 21 and over should consume alcohol responsibly. Alcohol use by people under 21 is strictly prohibited. Contents and condition of the unit are inventoried and inspected before and after the Rental Period. Missing items or damage will result in a forfeiture of deposit. No Smoking- this is a no smoking home. Smoking is only permitted outside away from the house. No Fireworks- Fireworks are not allowed at this property No Contraband- Authorities will be notified Pets- Not allowed unless pre-arranged with the property manager. Pets are not allowed on furniture or to be bathed in bathtub/shower. Follow all established rules and regulations of the community the property is in. Owners are not responsible for any fines incurred by renters during their stay. Falsified Reservations- Any reservation obtained under false pretense will be subject to forfeiture of all monies and check-in will not be permitted or automatic eviction without refund if already checked in. Property-Please stay on property. The land on either side is not available for your use. Violations are subject to immediate eviction.

Violations of the following rules can result in a reduction of deposit: Damage done to unit, contents, property, or boat dock, beyond normal wear and tear. Renter is expected to leave the unit and outside area in a reasonably clean and orderly condition  No colored liquids should be consumed on carpets  All trash taken to dumpster station.
 Soiled dishes. Dirty dishes are to be placed in the dishwasher and cleaned.  Soiled towels & wash cloths are to be placed on bathroom floors.  Strip beds of soiled linens, leave linens on floor of bedroom Outside noise must cease at 10 PM, be respectful of neighbors and neighborhood The unit is to be left locked and drapes closed.

If the total cost of repairs or violations exceed deposit, you will forfeit your deposit and be charged for additional damages.

     General Release of Liability

The undersigned, and his or her renters, guests, and or visitors, hereby jointly and severally releases, acquits, forgives, discharges and holds harmless, Morgan Hinckley Page, Cedar Creek Lake Getaways or Michele or Jiri Nemecek from any actions, claims, demands, suits, agreements, judgments, liabilities, and proceedings, whether arising in equity or in law, and arising from:

During Rental and Use of Property: 140 1st Oak Dr, Enchanted Oaks, TX 75156 For purposes of clarity, this provision shall constitute a full and complete waiver of liability, including any claims of negligence or gross negligence. The undersigned agrees: • To be responsible during rental period for all renters and guests, informing every one of the rules and personal liabilities and agree to use prudent judgment on the premises knowing that there is direct access to the lake. • Life jackets should be worn at all times while guests are in the lake. Life jackets MUST be provided by tenant or tenant’s guests. • No guests are to jump or dive from in front of house on pier or the deck of the dock. • All guests and enforcement of rules is the full responsibility of the undersigned. This release shall remain binding upon all successors in interest and personal representatives of the contracting parties, to the extent permitted by law.
