Designed for comfort, the home features 3 bedrooms, 6 beds, and 2.5 bathrooms. Sleeping arrangements are thoughtfully distributed to accommodate your group: the primary bedroom offers a king bed with an ensuite bathroom and a 50” TV, while the second bedroom features a queen bed. The third bedroom provides a twin-over-double bunk bed. Additional sleeping space is available in the upstairs loft with a double bed and in the living room via a sofa bed. To ensure a restful night, all bedrooms are equipped with blackout curtains, and two upstairs rooms feature mini-split heating and cooling in addition to central AC.
The home's layout focuses on relaxation and connectivity. The living room is filled with natural light and features a cozy sectional and a large TV. Nearby, the dining area is perfect for shared meals or board games. The fully equipped kitchen is stocked with cookware, bakeware, and stylish dishware, including a drip coffee maker with complimentary coffee to start your mornings right. Registered Guests Only: All overnight guests must be listed on the reservation. Unregistered guests will incur a fine of $100 per guest, per night, and may face immediate eviction without a refund.
No Parties or Unauthorized Events: Parties, large gatherings, and third-party bookings are strictly prohibited. Local guests within 30 miles must contact us prior to booking.
No Smoking or Vaping: Smoking or vaping any substance inside the home is strictly prohibited. Violations incur a minimum $500 remediation fine.
Noise & Quiet Hours: Please respect our neighbors and observe quiet hours from 10 PM to 6 AM.
Check-Out & Late Fees: Check-out time is strict to allow for turnover. A 15-minute courtesy window is provided; thereafter, a $50 fee applies, plus $50 for every additional 30 minutes.
Cleaning & Care: Please keep shoes off carpeted areas. Excessively dirty homes requiring deep cleaning will incur additional fees.
Non-Refundable Processing Fee: Bookings processed directly by AirSimplicity include a non-refundable 4% payment processing fee. Guest-initiated cancellations will receive applicable refunds minus this non-refundable 4% fee.
Host Cancellation: If AirSimplicity or the homeowner must cancel your reservation, you will receive a 100% full refund, and we will make reasonable efforts to assist you in finding alternative lodging. Lost Belongings: Please check thoroughly for personal items upon departure. Recovering left-behind items incurs a handling fee plus shipping costs. Return of lost items is not guaranteed.
Liability & Screening: Guests assume all risk of harm, injury, or loss of personal property on the premises.

Wash your dishes or start the dishwasher. In Winter, please leave the heat on. Lock all windows and doors. If you received any keys, return them to the lockbox.
