Located adjacent to the renowned St. Joseph State Park—consistently listed as one of the top beaches in the United States—this home puts you in a prime position to enjoy the white sugar sand beach. The Barrier Dunes community provides a wonderful family environment, complete with tennis courts, a playground, fishing ponds, and two community pools. One of these pools is Gulf Front, featuring a gazebo that overlooks the Gulf of Mexico and convenient boardwalks leading directly to the shore.
For your convenience, all bed and bath linens are supplied, along with all necessary cookware, dinnerware, and glassware. An initial supply of toilet paper, garbage bags, laundry detergent, dish soap, and bath soap is provided to help you settle in. Please note that beach gear and beach towels are not provided; however, rental company suggestions are available upon request.

The minimum age is 25 to rent. Any reservation made under false pretenses will be subject to forfeiture of advance payment, deposit and/or rental money. Violators will be evicted.
A STRICT policy of no pets, no smoking, and a maximum of 8 occupants. If you smoke, bring a pet or additional people, you will be charged $500 and/or early rental release with no refund.
Check-in is after 4:00 P.M. Eastern Time, depending on availability. Check out is 10:00 A.M. Eastern Time. Please leave on time so that the unit may be prepared for our next guests
An initial linen supply (one set of towels including one bath towel, one hand towel, and one washcloth per number of persons the property sleeps and one set of sheets per bed) will be provided. All beds will be made except for sleeper sofas, futons, bunkbeds and trundles. Kitchen linens include one dish towel and one dish cloth. Any lost or damaged linens are the responsibility of the guest and are subject to a replacement cost of three (3) times the supplier's fee for the item.
We try to under-sell and over-deliver our properties; however, your ideas and ours may not agree on a given property. We will not give refunds or adjustments because a property does not meet your expectations. We manage clean properties that are furnished to the owner’s taste, and no two properties are alike. Rates, bed sizes, descriptions, inventories, and furnishings are subject to change without notice. In the event of a breakdown, we strive to make repairs as soon as possible. Neither the rental agent nor the owner will be obligated to provide replacements or give refunds for failure or absence of any item.
No compensation will be given for temporary outage of water, electricity, gas, cable, telephone, or internet services. Outages will be reported immediately, and efforts will be made to have services restored as soon as possible. The operation and maintenance of these utilities is out of the control of Cape San Blas Vacation Rentals, Inc. Elevators cannot be guaranteed, and therefore may not be available.
Cape San Blas Vacation Rentals, Inc. will not be liable for any damages to rental property or furnishings, nor for injuries resulting from any accident that may occur in or on the premises during guest occupancy. Agents are not liable for acts of theft, vandalism or damage to any guests’ personal property, or for items left in rental units. Agent assumes no liability for errors or omissions.
