• The reservation must be made by someone over the age of 21. Booking guest must complete a pre-check-in form with attached ID to comply with local ordinances and HOA regulations . Full names of all staying guests are required to activate access codes and enter the community. Info is never shared or used for marketing.

• NO Smoking allowed. $500 fine smoking inside the house.

• Charcoal grill are prohibited.

• Quiet time 10pm - 7am.

• TRASH DISPOSAL: Trash Disposal Trash pick up starts everyday after 6:00 AM. Please place your garbage in tied bags only in the designated trash bin on the porch. Please leave the trash bin on the porch. Please don't place loose items or trash inside the bin, only inside the bags. Excessive Dirty/Trash left fee may apply $150.00.

• Use only plastic cups in the pool area. If there’s broken glass in the pool we need to drain and sweep the pool. The charge for this will be $500.

• Please be aware that the heated pool is an optional service, the private pool is free to use. The temperature will be set at 90F max, the pool heater is designed for mild weather and may not effectively heat the pool in cold conditions. Refunds are unfortunately not available if the pool doesn't reach your ideal temperature due to cold weather.
  The heater has a built-in safety system that shuts off automatically during cold weather to protect the equipment (below 50F). Please keep in mind that pool heating is an optional service and may not always be available.

Pets Policy: Up to 2 pets (maximum 40 lbs each). A third small pet may be allowed upon request. All pets must be disclosed and approved in advance and included in the reservation. A pet fee of $125 per pet applies. Breed and weight restrictions apply. Pets are not allowed on furniture or beds, if extra cleaning is needed fee is $200. Pet Penalty if you bring an unauthorized pet $500.

• Parties/Events are not allowed in the house. Parties penalty $1000.00

• Optional services as pool heating, bbq grill rental, etc should be requested at least 3 days before arrival.

• We have a Ring video doorbell at the front door. No recording devices are placed inside, or with any view of the interior of the property.

• Patio sliding doors must remained closed if the A/C is running to avoid damage, the guest will be responsible for A/C technician bill if applicable.

• Personal items: We are not responsible for any items left in the home after departure.

• To avoid any additional charges please leave the home in the same condition as when you arrived including but not limited to plugged toilets, stained bed sheets and towels, scratched and/or broken furniture, missing objects, etc.

INDEMNITY: By making this reservation the guest will indemnify and save harmless the Owner, the Management Company or Manager from any and all damage, loss, expense, claim, action or liability of any kind whatsoever, or however caused including, without limitation, a claim of any kind by any member of the Guest party. The guest is responsible for any damage of any kind to the property caused or contributed to by the guest, members of the guest party or by invitees of the guest. We are not responsible for any items left in the home after departure. Please notify us of any left item and we will make every attempt to locate it and return it to you. All Airbnb Guests in your party acknowledge and agree that they have read and understand this waiver and they acknowledge that confirming below constitutes a binding and enforceable contract between Airbnb Guests and Airbnb Host.
