- Energy Management: Air conditioning should be set to 24°C and turned off when the property is unoccupied. Charges apply for temperatures below 22°C.
- Cleaning: Standard cleaning is not included; additional services are available for USD $70 per cleaning.
- Note: Construction next door is in its final stages and may be noticeable.
- Access: The access road is unpaved and may be affected by weather conditions.

Thank you for choosing Beachpleasetulum. Please review our essential house rules. Failure to follow these guidelines may result in penalties, deposit loss, or reservation cancellation without refund.
SAFE BOX & SECURITY
Use the safety box for valuables (passports, cash, jewelry, documents). Always lock doors and windows when leaving or sleeping. • Fine: $50 USD if doors are left open. Lost key replacement: $25 USD. We are not responsible for lost items.
CHECK-IN / CHECK-OUT
• Check-in: 4:00 pm • Check-out: 11:00 am Early check-in / late check-out must be approved by concierge and may require a fee. If early check-in isn’t available, luggage may be left at the villa (not responsible for items).
VISITORS & NOISE
No parties allowed. Small gatherings require concierge approval. Max 4 visitors. Only registered guests may stay overnight (fee applies for adding guests, within capacity). Excessive noise is prohibited at all times, especially after 10:00 pm. Violations may lead to police intervention or eviction.
CLEANING
Daily cleaning is not included. Optional housekeeping: $70 USD per service.
BATHROOMS
Do not flush toilet paper or hygiene products—use the trash bin. Plumbing service: $50 USD if required.
APPLIANCE / FURNITURE DAMAGE
Report any damage immediately. Unreported damage may result in repair or replacement fees. Guests are responsible for safe behavior and any injury or damage caused.
SMOKING
No smoking indoors. Fine: $500 USD for cleaning/deodorizing. Outdoor ashtrays provided. Burn damage will incur charges.
POOL RULES
No diving or running. Children under 12 must be supervised. No swimming while intoxicated. Swim at your own risk (no lifeguard). Shower before entering the pool; do not throw litter.
PETS
No pets allowed. Service animals must be declared before booking and require documentation. Any damage caused will incur fees.
CHILDREN
Children are welcome but must be supervised. Guests are responsible for any damage caused by minors.
ENERGY USE
Turn off A/C, lights, fans, and electronics when not in use. Do not leave A/C running while away.
DECORATION
Our décor service includes setup and cleaning. Bringing your own décor incurs a $25–30 USD fee plus any damage costs.
ILLEGAL ITEMS
Drugs and firearms are strictly prohibited. Violation results in immediate eviction without refund.
CHANCE EVENTS / LOCAL CONDITIONS
Tulum may experience power outages or service interruptions. We will do our best to assist, but some issues are beyond our control. In emergencies or severe weather, the company may access the property or request evacuation for safety.
