No smoking of any kind or vaping at this property. $250 Extra cleaning fees/smoke remediation fee apply if violated. Any items damaged or that need to be replaced by smoking/vaping will be charged to the guest through Airbnb Resolution Center

Any undisclosed guests (other than what the reservation was booked for) will result in cancellation of your stay and an extra $50 per guest per night. No daily visitors unless agreed on by host prior to arrival through Airbnb messaging.

No Parties or Events of any kind can be held. Community quiet hours are from 10 pm to 7 am. Violating this will result in cancellation of your stay with no refund. Thank you for respecting our neighbors :)

The Pool is used entirely at the guest’s own risk. Children must be supervised at all times. In accordance with Florida law, a retractable safety fence is placed around the pool area and sliding doors have been provided to ensure that children cannot enter the pool without the knowledge of adults. No diving, no glass and no sharp objects allowed in the pool at any time. Please keep the pool sanitary by using bathrooms in the house. Not doing so will require additional sanitation and temporary loss of use. Guests are solely responsible for the correct use of these devices.

Sliding and Front door must be closed at all times to keep nature from hitchhiking a ride inside. Guest(s) acknowledge that Florida is in a subtropical climate and, therefore, possesses some of the most biodiversity of any place in the United States of America. As such, it is possible to encounter lizards, waterfowl (birds), turtles, snakes, frogs, alligators, butterflies, dragonflies, and the occasional bug and beetle. Rest assured the house is preventatively, routinely treated for pests, and keeping the doors closed (and food off the floor) is the best way to keep them from hitchhiking a ride in! No refunds are given if you happen to have a rare encounter! (guest understands that any contact with such pests within or outside the unit does not constitute a breach of this Agreement or give Guest any right to any refund or rental adjustment.)

We respect your privacy. Please do not tamper with our Security doorbell, which records outside activity in the doorway only and is on during your stay. The Chime portion of the doorbell is plugged inside of the house, and does not have any camera capabilities. Tampering with this or disabling the Wi-Fi connection will result in termination of your stay with no refund. Cameras are for everyone’s safety. Host may review footage if a problem arises, but otherwise camera is not monitored.

Guest(s) is advised that one bedroom contains a twin over full bunk bed made of real timber. Guest agrees to use common sense, enjoy the bunk bed at his/her own risk, and to hold the Host harmless for any injury caused by Guest’s said use of the bunk bed. Guest agrees to not hang items from the top bunk such as belts, scarves, ropes etc that may pose a safety hazard. The weight capacity for the top bunk is 350 pounds and the bottom bunk is 500 pounds.

The removal of anything from the rental property without the express permission of the property owner is considered theft. The Guest is responsible for any items lost that belong to the rental property. We aim to offer a complete and fun home to all guests and we are not able to do this when part of any themed room is missing. Any expense caused by the theft at any time or items will be charged to the lead name.

Any house rules violation is ground for immediate termination of your stay with no refund.

We recommend our guests have travel insurance for any unforseen circumstances and are happy to provide documention of your reservation to your travel insurance company!

Hurricane cancellation policy- Refunds of unused nights are issued only in the event of a mandatory evacuation. Florida hurricane season is nationally recognized every year from June to November. The Orlando area is inland but can see some big storms during this time. We recommend securing travel insurance with hurricane related protection for your peace of mind.

In case of hurricanes or inclimate weather or due to necessary repairs, certain amenities at the resort may be closed and unavailable during your stay. We can not guarantee the availability of each resort amenity.
