• Minimum age to rent is 21 years old. Occupancy is strictly limited to registered guests which is not to exceed the max occupancy for the property, including visiting guests.

• Noise levels should be kept to a minimum as each county has a noise ordinance in place and there are residential neighbors. This is generally 10P- 8A where local law enforcement will show up to your door to warn but any offensive language, music or fighting will generate a visit from law enforcement at any time of the day.

• The AC and heating in this home are climate controlled to maintain temperature between 72 -78 degrees. Most homes have ceiling fans and/or other fans to assist keeping guests cool. Although guests may request the temperature to be lowered by a few degrees, lowering below 70 degrees during hotter months could cause unit failure. We encourage guests to keep doors and windows closed as much as possible. Customer service are available from 9AM-5PM Mon-Sun

• Doors and windows should remain locked and closed. When absent, blinds and curtains closed please.

• Please observe any parking restrictions/rules that may be posted in the community.

• No Smoking OR Vaping inside or near windows or entrances. No smoking in the garage. Please clean up any ash or butts that are left behind to avoid a penalty. Smoking or vaping in the home will result in a $500 fee added to your reservation.

• Where applicable, pool fencing should remain upright and locked and pool alarms should remain active for safety and to assist in the prevention of drowning.

• Pool and spa usage at own risk. No running or "horse play" on the pool deck. Diving is not permitted.

• Home must be kept tidy with no trash build up inside home. Follow trash policy for your home.

• Do not leave valuables in plain sight to help prevent theft.

• Check out is by 10AM promptly. Late check-outs should be arranged the day before to avoid any last-minute confusion. Housekeepers arrive as early as 10am.

• On checkout- please make sure ALL trash is bagged and placed according to the trash policy for your home. Kitchen size trash bags should be used for all items; do not use take out or grocery bags as these will not be picked up and a $50 fee could be assessed by the community.

• For the safety of our property and the security of guests, we use a 3rd party provider to verify identity, via text, with a valid government ID, address and credit card details of card used to process your reservation. Failure to complete this verification could result in the cancellation of your reservation, without a refund
