• Minimum age to rent is 25 and primary guest must stay for the duration of the booking.
• A photo ID to verify age + matching the booking profile at the time of booking is required to finalize your reservation.
• No 3rd Party bookings- the main guest on the reservation must be present for the duration of the stay and is responsible for the behavior of all guests.
• No extra guests beyond the reservation total without pre-approval by the host.
• This home is on a septic system so occupancy is strictly enforced to avoid a septic backup of sewage in to the house.
• Stays longer than 2 weeks, we require a light cleaning every 2 weeks in addition to the checkout cleaning. (prices TBD)
• Quiet Hours 11pm-7am, no outside activity during these hours. No congregating in the driveway at any time to respect neighbor's peace & quiet.
• No smoking or vaping inside the home. This should only be done outside and disposed of in the provided ashtrays
• No parties or loud gatherings.

PETS:

• Dogs are considered, only when pre-approved prior to booking. Max 2 dogs per stay

• Service animals must be disclosed prior to booking

• Pet fee is $150 for up to 2 dogs, 60lbs each. 7 night max. Cats are not considered.

• Dogs must stay off of the furniture and bedding. If your dogs are used to being on the sofa or bed, please use the provided coverings to protect the furniture.

• Pet Fee is waived only for legitimate service animals in which the animals are never left behind without the owner.

• For bookings 28 days + a bi-weekly cleaning is required for $150 + regular checkout cleaning fee. Linens are not washed during the mid stay cleanings unless requested for an additional fee.

• Use of the home and all its amenities, including the hot tub, is at your own risk. Children must be supervised.

• Information provided in the electronic Welcome Book is the responsibility of all guest staying.

• Please be energy conscious and turn off water, lights and air when not in use.

NOISE ORDINANCE: This is a family home. We encourage our guests to have fun, but please be respectful of our very sweet neighbors and keep the noise to a minimum at all times. We are surrounded by full time residents who we love and who love us, and appreciate their peace and quiet. We ask that you keep outdoor music family friendly and at appropriate levels as to not disrupt peace and quiet of the neighborhood. Everyone should be indoors by 11pm.

SECURITY CAMERAS We have a ring doorbell and 2 exterior cameras that will record audio & video upon motion detection. One on the side of the house facing the driveway and one on the back of the house overlooking the backyard. These are primarily to ensure that our maintenance services are being performed and to monitor the property when unoccupied.

There are no cameras inside the house.

We have 2 Ecobee home thermostats. One in the front living room and one upstairs in the hall. They do not record audio or video.

There is a device detector in the front living room. This primarily detects any excessive number of devices in the area. It does not record audio or video.
