This spacious residence features 5 bedrooms, 5 beds, and 2 bathrooms, comfortably accommodating up to 14 guests. The layout is thoughtfully distributed across three levels. The Top Level houses the 'Captain's Quarters,' a king-sized bedroom with a desk, Roku TV, and a luxurious ensuite bathroom featuring a large rain shower head. The Lower Level offers three similar bedrooms with queen-sized beds and Roku TVs, plus a dedicated bunk room equipped with a sofa, popcorn maker, and twin-over-full bunk beds. The Main Level is designed for gathering, featuring a large, amazingly equipped kitchen with a Margaritaville margarita machine, KitchenAid stand mixer, and ample prep space, alongside a family room and dining area for group meals and movies.

Outdoor living is a highlight of the property, featuring large decks with loungers, a gas fire pit for sunset views, and a private boat dock. Guests can also enjoy a hot tub located on the lower deck, offering privacy from neighbors.

Located in the heart of the Texas countryside, guests are just a short drive from zip-line adventures, beautiful hiking trails, and the nearby Texas Wine Country. Local favorites like Poodie's Hilltop Roadhouse offer authentic Texas BBQ and live music, while downtown Austin's shopping, nightlife, and parks are easily accessible.

Practical details include check-in from 4:00 PM to 11:00 PM and check-out by 10:00 AM. Entry is seamless via smart lock codes. Please note the following rules: no parties, no smoking or vaping inside or near entry points, and adherence to local burn ban ordinances for the fire pit. While the home is pet-friendly for up to 2 dogs, an additional fee of $185 applies and pet rules must be agreed upon. The boat lift is not available for guest use. For peace of mind, property damage protection up to $1,500 is included in the management fee. Exterior Ring surveillance is active at entrance points and the driveway for security purposes.
