Important Guest Information: Dogs are welcome with a $10 per day fee (plus tax) and require crate accommodation when guests are away. Guest registration form must be completed before check-in. Quiet hours are strictly enforced from 10PM-8AM with potential additional fees for violations. Thermostats may have temperature locks at 72 degrees. Property vendors may access backyard weekly for maintenance. Stays of 30+ days require Arizona lease signing and are subject to a $350 utility cap (guest pays overages). Limit of 10 overnight guests unless arranged in advance. This home is in a QUIET neighborhood, and is not to be used for gatherings and/or parties. Quiet hours should be observed from 10pm-8am. Excessive noise and/or complaints of gatherings will be dealt with immediately and may include fines and/or eviction of the property with no refund.

We expect all our guests to not only treat our location with care and respect but to also leave the place in respectable condition for our cleaning team. Excessive amounts of garbage and extra messiness may result in charges to your damage deposit.

NO GATHERINGS or PARTIES are allowed at this home. The neighbors are sensitive to noise. Please limit the noise when you are outside, and observe quiet hours from 10pm-8am.

The house is a non-smoking property. Evidence of smoking inside the home will be a full forfeiture of your damage deposit. Guests are responsible for picking up any exterior waste they create. Additional cleaning fees may be charged.

No drugs are allowed on the property. If you like to drink, please be responsible and drink in moderation. Cleaning up drunken messes is not the best of fun.

Internet/HDTV provided. Wifi information provided upon arrival.

Mail: Please verify with us before you have any mail delivered to the property as mailboxes may not be set up allowing for delivery.

This property may require an Arizona lease to be signed for any stays of 30 days or more. Typically, the terms are no different from what you agree to on this site and this is more a requirement by the state of Arizona and/or this community. This home also has a utility cap that applies for stays of 30 days or more. The homeowner pays all home utilities up to a utility cap of $350, tenant pays any utilities over cap. This cap typically only applies in the summer months depending on tenant utility usage.

Note: Rates change depending on the season.

You must also acknowledge Security Deposit - if you damage the home, you may be charged up to $750.
