The home features a spacious layout with 3 bedrooms and 2 bathrooms, comfortably accommodating up to 6 guests. The sleeping arrangements include a ground-floor master suite with a king bed, ensuite bathroom, 55" Smart TV, and a walk-in closet. A second ground-floor bedroom also offers a king bed, walk-in closet, and a 51" Smart TV, while the third bedroom provides a full bed and a walk-in closet. The second and third bedrooms share a full bathroom, and a convenient half-bath is located in the indoor living area.

Inside, you will find a bright open layout featuring wide windows that frame the golf course, a 6-person seating sofa, and a decorative wood-burning fireplace. The granite kitchen is fully equipped with a stainless steel oven, dishwasher, microwave, blender, and a Keurig coffee maker with K-cups provided. For dining, there is a 6-seat table and a 4-seat breakfast bar.

Outdoor living is a highlight of this property, featuring a large patio with a private swimming pool (not currently heated), a propane fire pit, and cushioned seating. The outdoor space also includes a dining area for six, an outdoor kitchen with a grill, and a 55" Smart TV for entertainment.

Located in the heart of Horseshoe Bay, the home is approximately one hour from Austin and minutes from the dining and nightlife of Marble Falls. Guests are within 15 miles of eight different golf courses and a short drive from the vineyards of Fredericksburg and the shores of Lake LBJ. Please note that a car is required for local travel due to the rural setting.

• Parking: Maximum of 4 vehicles in front of the garage
• Policies: No smoking. Primary guest must be at least 25 years old.
• Quiet Hours: 10 PM to 8 AM for all outdoor spaces
• Pet Policy: Up to 2 dogs permitted with written permission. Aggressive breeds and puppies under 1 year are not allowed. A non-refundable pet fee of $175.39 applies. Cats are not permitted.
• Requirements: A government-issued ID and credit card matching the reservation name, as well as a signed rental agreement and check-in form, are required prior to arrival. Property insurance covering up to $3,000 in accidental damage is required for each booking.

Important Note: This property is not associated with the Horseshoe Bay Resort; therefore, guests do not have access to resort-specific amenities such as resort pools or golf courses. Please be aware of nearby home construction (estimated completion 8/8/24).
