The purpose of these house rules is to ensure that all guests of this building may enjoy a clean, safe and harmonious environment. To ensure a pleasant stay for all, please show consideration for the neighbours and anyone sharing the premises. Please note that the rules may differ depending on your booking type:

• [Private Room Bookings] – Private room with shared communal facilities.

• [Entire Unit Bookings] – Entire unit with all private facilities. No other guests will be present inside the unit.

[Important house rules] - Violation will result in your reservation being cancelled with no refunds.

1. Kitchen [Private Room & Entire Unit] – Please wash your own dishes and keep the area clean; the cleaning fee is for cleaning your property after checkout, not including your dishes. An additional cleaning fee will apply for leaving unwashed dishes.

2. Bathroom [Private Room & Entire Unit] – Please clean up after yourself and leave the area dry and clean for the next guests.

3. Rubbish [Private Room & Entire Unit] – Please dispose of rubbish in the correct bin(s) outside the house.

4.       E-Bikes & Related Charging Devices [Private Room & Entire Unit] – E-Bikes are strictly always prohibited anywhere on the premises (Including outdoor areas). This includes any related charging equipment, such as battery packs or similar devices. Due to the potential fire and safety hazards, any E-Bike or related charging device found on the premises will be removed immediately and without prior notice. 
   

5. Communal Fridge and Areas [Private Room] – Do not take food that is not yours, label your own food and remove after checkout. Personal items—such as groceries, toiletries, clothing, luggage, and other belongings—must be kept inside your room and not left in common areas. Items left outside in the common area may be discarded without warning.

6. Quiet Hours [Private Room] – Quiet hours from 10:00 PM to 8:00 AM, please be mindful and considerate of other guests and your neighbours. No loud machinery, music or noises is permitted during this time.

7. Quiet hours [Entire Unit] – Quiet neighbourhood hours from 10:00 PM to 8:00 AM, please be mindful and considerate of your neighbours. No loud machinery, music or noises is permitted during this time.

8. No Smoking, Drugs, or Excessive Alcohol [Private Room & Entire Unit] - On the premises at any given time. Failure to adhere to this rule will incur an additional cleaning fine of $250AUD plus a $2500AUD fine from the NSW Fire Department.

a. Smoking is allowed outside the building, away from the entrance and windows, with proper disposal.

9. Language [Private Room] – Please do not use offensive words or language on the property.

10. No Pets [Private Room & Entire Unit] – As much as we love pets, our property has a strict no pet policy.

11. No Additional Guests [Private Room & Entire Unit] – No additional guests are permitted without prior approval from the property. Guests are responsible for the behaviour of their guests and any approved visitors.

12. No Parties [Private Room & Entire Unit] - Strictly no parties of any kind. A violation will result in the police being called to the premises, and the reservation will be cancelled immediately with no refunds.

13. On-time Check-out [Private Room & Entire Unit] – Please ensure you check-out on time. If your luggage is still inside the property by check-out time, your luggage will be removed from the premises and placed outside of the property. We will try to contact you before doing so.

14. Complaint Resolution [Private Room & Entire Unit] - If you encounter issues, you agree to notify the property as soon as discovered. Issues encountered but not reported will not be grounds for compensation. Should the issue qualify for compensation, this will start from the time it was first reported.

15.    No Emails and No Parcels [Private Room & Entire Unit] – Guests are advised not to use the property address for receiving mail or parcels. Any mail or parcels sent to the property will not be the responsibility of the host if lost or misplaced. We recommend arranging deliveries to a secure pick-up location, such as a local post office or newsagency. 
    

--- SAFETY, PRIVACY & MAINTENANCE TERMS ---

[Important safety terms] – Any violation will result in your reservation being cancelled immediately with no refunds.

1. For safety reasons, the hallways, stairways and fire escapes of the building may not be obstructed or used for any other purpose than entry and exit from the building.

2. Guests shall maintain their room and the property in a condition that does not create a fire and/or hazard during their stay.

3. The building is to be kept free of rubbish, dirty dishes, bags, debris, etc.

4. Please do not leave bicycles, garbage bags or any debris in the walkways at any time.

5. Guests will need to pay the cost caused by triggering the alarm system with excessive smoke.

6. Guests are required to provide access to their room or the property in order for scheduled maintenance, urgent housekeeping, or inspections to be done. Guests will be given as much advance warning as possible when access is required.

7. Please turn off any lights and check electrical appliances are turned off when leaving the room.

8. For safety, please check that windows and doors are locked when you are leaving the property and don’t leave fire safety doors ajar.

9. Please use the laundry detergent provided as it is for this model of machine. Please turn off iron after use.

10. If anything is broken or malfunctions, please notify us as soon as practicable.

11. No violence or harassment of any kind - whether physical, verbal, or written - will be tolerated. We are committed to providing a safe and respectful environment for all.

12.    Unauthorised Photography/Recording - Entry and stay are permitted only for genuine accommodation purposes. No photography, filming, livestreaming, or recording (video or audio) is permitted anywhere on the property (including common areas) without prior written approval from the host/management. If any unauthorised photography, or recording occurs, then permission to remain on the property is immediately and automatically withdrawn. The guest must stop recording and leave the property immediately.
