Wayne Ranch House Rules -Quiet Hours 9pm-8am. -Please do not move any furniture. No food or beverages in bedrooms. -Please review all of check in and check out procedures. -Be a good neighbor! This home is located in a residential area and we ask that you respect our neighbors. Park in designated parking spaces, obey posted neighborhood rules and respect the community. -5 vehicles (max) | No RV's, Trailers, or Street Parking RESERVING GUEST + REGISTERED GUESTS -Reserving guest must be 25 years of age or older to reserve the home and must provide government issued ID. The reserving guest is responsible for communicating all rules to the registered guests. -Reserving guest must provide a list of each guest over the age of 18. These are the registered guests. No unregistered guests without prior approval. SUNCADIA AMENITIES + RESTRICTIONS You can access the following events or amenities that Suncadia offers: -Events at the Nelson Farm Preserve such as the Fall Festival, Farmer's Markets, Pop Ups, etc -Ice Skating near the lodge -Any of the restaurants or bars at the lodge, Swiftwater Winery or the Inn -Tubing/ Sledding hills -Golf (including a free par 3 area near the winery) -Equipment rentals (bikes, paddleboards, etc) -Playgrounds and parks -Trails Restrictions include: -Pool/ Fitness - We are unable to provide access to the Suncadia Swim + Fitness centers, including the Nelson Farm Pool. These restrictions are due to Suncadia policies that are outside of our control. -Suncadia policies prohibit all terrain vehicles and snowmobiles. PET RULES + FEES -Dogs are permitted by request and upon approval. A maximum of 2 dogs are allowed and subject to additional fee. Guest must provide dog bed(s) and crate(s) or kennel(s). Dogs are not permitted to lay on furniture or bedding. They must be secured in provided crate/kennel if left unattended at any point. Guest must pick up dog waste and dispose of in waste bags that are securely tied. DEPARTURE -Our guests are honored as such, we won’t ask you to lift a finger upon check out! -Garbage can be securely bagged and placed inside the garbage bins located in the garbage enclosure behind the garage (between the main home and garage). Please don’t leave garbage unsecured outside as to not attract wildlife. RENTAL AGREEMENT/GUEST REGISTRATION All reserving guests must submit the signed rental agreement and guest registration information prior to check in. DAMAGE WAIVER/ MANAGEMENT FEE As part of our effort to help you relax and enjoy your stay, we have partnered with Safely to provide you with peace of mind protection. The cost of this protection has been included in your rental rate and fees and covers you for accidental damages to the home or its contents during your stay. Simply notify us of any damage so that we know to make necessary repairs or replacements. This replaces a traditional security deposit. This does not cover intentional damage, or damage caused by a direct violation of any house rules. FIRES -All fire pits are propane and are allowed during burn ban seasons. Do NOT burn any real wood or use lighter fluid, charcoal or any other flammable substances in the fire pit or fire places. Fines will be assessed if evidence is discovered. CLEANING -Reservations longer than 14 days will require additional cleaning fees. Mid stay cleans available upon request. PROHIBITED ACTIVITY -Smoking of any kind, illegal substances and illegal activity of any kind are prohibited. Evidence of prohibited activities will result in fines and/or law enforcement. -Criminal Activity Prohibited. Use of the Property for any criminal activity is prohibited and may result in fines, prosecution, and/or your immediate removal from the Property. This prohibition extends to use of the Property’s internet service, if any, for criminal activity, including but not limited to unlawful downloads of copyrighted material, including movies, music, software, or other material. We may cooperate with any investigation of alleged criminal activity that occurred at the Property during your stay. -Parties and other events are prohibited at the Property. Commercial photography and filming are also prohibited at the Property without our express written permission. (If approved, applicable occupancy limits and other rules under Airbnb's Party and Events Policy will apply, and additional conditions and fees may apply.) No tents or other structures may be erected on the property. NO PERMANENT RESIDENCE -Guests agree that use of the property is on a temporary and transient basis only; that guest may not use the property as a permanent residence; and that guest’s permanent residence is and will remain elsewhere than at the property. ANIMALS -We accept assistance animals in line with Airbnb's Nondiscrimination Policy. No other animals or pets of any kind are permitted at the property except as specifically authorized in your reservation. You also agree that we cannot and do not guarantee that no animals have been in the property prior to your use or that the property is free of animal or pet allergens, even if the property listing states that pets are prohibited or includes a similar description. INDEMNITY You agree to hold harmless and indemnify Digs Co. and Owner, and their respective affiliates, for and from all claims for property damage, personal injury, or monetary loss resulting from your actions or omissions, and the actions or omissions of other occupants, during or relating to your stay.
