🕒 CHECK-IN & CHECK-OUT

• Location: All check-ins and check-outs are handled at the main lobby (Address Opera Tower 2), where our Guest Relations Executive Team Members will assist you.
• Check-Out Instructions: Departure steps listed in the Airbnb app form part of these binding House Rules.
• Building Context: Please note that this is a residential building.

📋 GUEST REGISTRATION & MANDATORY DOCUMENTATION In accordance with Dubai Tourism regulations, all guests must be registered prior to check-in:

• Provide full legal names of all guests (adults, children, and infants).
• Submit a clear passport or Emirates ID copy for each guest prior to arrival.
• Access cards will only be issued once all documentation is received by the Guest Relations Executive Team Members.

👥 STRICT OCCUPANCY & HEADCOUNT CLAUSE

• 1-Bedroom Maximum Capacity: Capped at 2 registered guests (Adults and/or Children aged 2+), plus 1 infant under age 2.
• Bedding Configuration: Cots/cribs are free upon request and subject to availability.
• Visitor Policy: Only registered guests included in the reservation are permitted on the property.
• Violation Policy: Unapproved visitors or over-capacity bookings are strictly prohibited and will result in immediate reservation cancellation without refund, building access revocation, and applicable penalty fees.

🚘 PARKING POLICY A dedicated parking space will be assigned to your apartment. To register your vehicle, please share:

• Vehicle Color
• Make & Model
• License Plate Number
• Note: Parking outside your assigned spot incurs strict building management fines.

🚭 SMOKING & VAPING POLICY Smoking and vaping are strictly prohibited inside the apartment and indoor common areas. Designated outdoor smoking areas are available on-site.

🗑️ GARBAGE DISPOSAL Please dispose of your trash in the garbage room on your floor (located directly opposite the Series 05 apartments, ending in -05). Kindly do not leave bags in the hallway or outside your door.

🔐 ACCESS CARDS & KEYS Please keep access cards secure at all times and return them to our team upon check-out.

🧺 LINENS & TOWELS All linens and towels are professionally laundered prior to arrival. Please treat them with care to avoid stain, damage, or replacement charges.

🛑 NOISE, PARTIES & COMMUNITY QUIET HOURS Parties, loud music, and disruptive gatherings are strictly prohibited at all times. Please respect community quiet hours (9:00 PM – 8:00 AM) and be mindful of residential neighbors.

🐾 PET POLICY Pets are strictly not allowed on the property.

🚫 PROHIBITED ACTIVITIES Any illegal activity will result in immediate eviction without refund and will be reported directly to local Dubai authorities.

🏊 AMENITIES ACCESS (POOL & GYM) Registered guests are welcome to enjoy shared facilities, including the swimming pool and gym. Please follow all posted facility safety rules. Access is restricted exclusively to registered guests.

💰 SECURITY DEPOSIT

• Amount: AED 1,000 (Processed via the Airbnb Resolution Center).
• Refund: Fully refundable post-checkout following inspection, provided there are no damages, missing items, or policy violations.

⚠️ SUMMARY OF FEES & PENALTIES

All violation fees are billed via the Airbnb Resolution Center in accordance with platform policies. Guests are required to settle any outstanding fees prior to check-out:

• Smoking & Vaping Violation: AED 1,000 + $200 USD House Rules Fee.
• Trash Left Outside Apartment / In Hallway: AED 1,000 + $200 USD House Rules Fee.
• Lost Access Card / Key: AED 300 replacement fee + $200 USD House Rules Fee.
• Parking Outside Assigned Spot: AED 2,000 + $200 USD House Rules Fee.
• Late Check-Out (per hour after 12:00 PM): AED 200 / hour.
• Property Damage / Stained Linens / Missing Items: Actual replacement or repair cost + $300 USD House Rules Fee.
