Important: To ensure a smooth check-in experience, you'll also be asked to review and sign the House Rules, Emerald Stay Terms & Conditions, provide a copy of your ID and credit card details for incidentals and reason for visit via the Guest App Link sent in your reservation confirmation. Please make sure to complete this step at least 24 hours before your arrival to receive your arrival instructions.

Please note that payments over $1,000 require a quick verification step. Guesty Pay Protect will contact you via email before your payment is processed to complete this verification. If the verification isn’t completed within 15 minutes, the reservation will unfortunately be canceled due to non-payment.

• Primary guest must be at least 21 years old and present for the entire reservation.
• Quiet hours are from 10 PM - 7 AM
• In the event that you need to use the hard key, please place it back in the lockbox before departing. Failure to return any keys used to the lockbox will result in a $50 replacement fee per key.
• This is a dark sky community. Please be sure to shut off any lights when they are not in use. A Dark Sky Community is a designated area that takes measures to reduce light pollution, preserving the natural night sky for the benefit of both people and wildlife.

Fire and Safety Precautions:

• Smoking is not allowed.
• Fireworks are not allowed.
• No shooting firearms or weaponry on property.
• Some cattle sometimes roam the property, as well as lots of deer. The cows are friendly, and the deer are beautiful - but please leave them alone.
• There is a small fire pit on site. We kindly ask guests to bring their own supplies, extinguish any flames/coals after each use, and adhere to any county burn ban in effect.

Pet Policy:

• Pets are not allowed.

Pool and Hot Tub Rules:

• Please note this property has an unsupervised water feature. There is no lifeguard on duty. Swim at your own risk.
• The Cowboy pool is not heated.
• Please do not bring glass into the Cowboy Pool and spa area. Fees may apply if glass is found.
• Please do not leave children unattended in the pool, hot tub, or wandering around the property.

HVAC Rules:

• Please do not set the home's thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. If you encounter any issues, don’t hesitate to contact us.

Trash Instructions:

• Please throw all trash bags into the dumpster when you leave, which is outside behind the white building.

Please note that this is a rural property out in the Texas Hill Country, where it's common to encounter wildlife such as birds, reptiles, deer, and other local fauna. This property has roughly 20 secluded acres. You’re welcome to walk around the trails. Rural areas like ours may have limited or different services compared to urban settings, including cell phone and delivery services.

As you may know, Texas is known for its bug inhabitants. Rest assured, we take proactive measures to manage this, and it shouldn't pose a problem during your stay. To help us keep them outside, please keep all windows and doors closed. Please feel free to use the bug spray underneath the sink.
